IMPORTANT REMINDER FOR HOMEOWNERS AND PROPERTY MANAGERS ⚠️
If your home or building was constructed before 1984, you may be sitting on hidden health hazards — and you may not even know it.
Southeast Alaska has a large amount of older housing stock. Many homes and commercial buildings in our region were built during an era when asbestos-containing materials (ACM) and lead-based paint were standard in construction. In fact, researchers have documented over 3,000 different building materials that have been found to contain asbestos or lead — and many of them look perfectly fine on the surface. This includes:
• Floor tiles, linoleum, and adhesives
• Pipe and duct insulation
• Popcorn/textured ceilings
• Window glazing and caulk
• Exterior and interior paint (especially pre-1978 homes)
• Roofing materials and siding
HERE IS WHAT MOST PEOPLE DO NOT REALIZE:
You cannot determine whether a material is hazardous by looking at it. Never assume something is safe just because it looks fine or seems like an unlikely source. The only way to know for certain is through professional sampling performed by a certified inspector.
Federal EPA regulations require that any renovation, remodel, or demolition activity that could disturb these materials must have proper testing and assessment completed BEFORE work begins. This is not optional. Disturbing asbestos or lead paint without proper abatement procedures is a serious health hazard AND a regulatory violation.
