Informational Friday 📚

Sometimes during a re-roof project, things can come up that aren’t visible until we remove the existing roof. We always like to keep our clients informed, so here are a few of the most common items we come across:

1. Plywood Replacement 🪜
Your roof is only as strong as the decking beneath it. If the plywood is damaged from leaks, moisture, or dry rot, it can compromise the integrity of the entire roofing system. Soft or weakened wood won’t properly hold nails, which can lead to shingle movement, leaks, and a shorter lifespan for your new roof.

2. Damaged Fascia 🔨
Fascia boards play an important role in supporting the edge of your roof and your gutter system. When fascia becomes sun-rotted or deteriorated, it can no longer properly support the roof edge. This can lead to sagging, poor water drainage, and potential water intrusion into the roof structure.

3. Rusted A/C or Swamp Cooler Flashing & Ducting 💨
Flashing around units like A/C systems or swamp coolers is critical for keeping water out. When these components are rusted or deteriorated, they can allow water to seep underneath your new roofing materials—leading to leaks even on a brand-new roof if not properly addressed or replaced.
