At M3, we specialize in tackling complex special projects that demand fast action, tailored solutions, and experienced problem solving.

🛠️ Special Project Spotlight
A client purchased a facility to expand their operation, the facility had a 90,000sf compromised standing seam roof with an outdated rooftop units. We responded quickly with temporary solutions, then guided the client through budgeting and selecting a long term fix. Our team managed the removal of old equipment, recommended a TPO with flute filler, and coordinated necessary modifications all while minimizing disruption.

🛠️ Special Project Spotlight
Another client needed to increase their outdoor play area for the children they care for at their daycare. We led the design, budgeting, and construction of a fenced in play space complete with grading, retaining walls, and operable louver pergolas. The result? A functional, safe, and beautiful outdoor environment for the kids and staff.

When it comes to protecting your assets or enhancing your property, experience matters. M3 has the experience that matters and will build you something that lasts.

A Legacy of Leadership and Integrity

It is with deep sadness that we share the passing of Mark Schiller our Vice President, Managing Owner, and a driving force behind M3 Construction Solutions for over 15 years.

Mark brought more than 40 years of construction experience to every job site, meeting every challenge with hands-on leadership, honesty, and a relentless commitment to doing right by his clients and his team. He was never one to seek the spotlight, but his impact was impossible to miss. From pioneering deep foundation methods in Chicago to mentoring future leaders in the industry, Mark built more than buildings he built trust, respect, and lasting relationships.

Mark’s legacy is visible not just in the projects he led, but in the way he led with clarity, grit, and genuine care for people. He will be profoundly missed by all of us at M3.

We are grateful for the time we had with him, and we extend our heartfelt condolences to his family and all who knew and respected him.

❓ Should you engage a Contractor Early?
Early engagement of your General Contractor or Construction Manager (CM) can make the difference between a project that merely gets built and one that succeeds on every front.

📈 Benefits of Early Engagement
1. Accurate Budgeting from day one.
Bringing in your GC/CM during the early planning and design phase allows for realistic, market informed cost estimating. We help identify scope, materials, and constructability issues before they turn into revisions later.
2. Smarter Design Decisions
Our insight into construction logistics, sequencing, and cost implications helps designers make informed choices without compromising the project's intent. Value engineering opportunities can be evaluated collaboratively, without sacrificing aesthetics or performance.
3. Reduced Risk and Surprises
Early contractor engagement means challenges such as permitting issues, site constraints, and material lead times are addressed proactively.
4. Stronger Team Collaboration
By forming a team early everyone is aligned around shared goals. This leads to better communication, faster problem solving, and a more integrated delivery process.
5. Accelerated Timelines
With early planning, we can fast track procurement and site work, overlapping design and construction phases when appropriate to save valuable time.

👷‍♂️ Bottom Line
Engaging your contractor early is a strategic advantage. It leads to a more informed design process, greater cost control, reduced risk, and smoother construction experience. M3 Construction Solutions works to protect your investment and bring your project to life with clarity, collaboration, and care.
