Superior Inspections Superior Inspections is a local, family-owned business that provides honest and thorough service.

Hello, my name is Edd Cobb,

I am the founder and owner of Superior Inspections. I started Superior Inspections to assist home buyers in making educated and enlightened decisions about the home they are looking to purchase. After 20 years of construction management and owning my own remodel business, I decided it was time to help home buyers avoid some of the pitfalls that I had seen people get into when they purchased a home. My experience in building homes from the ground up, and also taking them apart and rebuilding them to a higher standard, gives me a greater understanding of what to look for in an inspection. My instructor at American Home Inspectors Training, where I received my certification, said to me “Edd, you know far more about the workings of a home than I ever will, I am going to teach you the inspection process.” I consider that a great compliment from an inspector who has done thousands of home inspections and has trained hundreds of home inspectors. Missing window weep hole dampers are a surprisingly common find during our home inspections!

These tiny plastic flaps help keep pests and wind-driven moisture out while allowing water that enters the window frame to drain properly.

Here's the kicker: If you let your builder's warranty expire without identifying these problems, you could end up paying for their mistakes yourself!

Apparently, that lesson didn’t stick with everyone. 😂

During this pre-drywall inspection, we found multiple wall and door frames installed out of square, even with the chalk lines right there showing where they were supposed to go.

This is exactly why pre-drywall inspections matter. Once the drywall goes up, a lot of the framing disappears from view.

The lines are there for a reason, folks.

This home had advanced deterioration of plastic plumbing components AND damaged roof shingles, neither of which you would typically expect on a home only five years old.

That’s exactly why a home inspection should take an impartial approach. We don’t assume something is good because it’s newer. We evaluate what’s actually there.

New, old, or somewhere in between, get the inspection. Every home. Every time.

Many lenders require a foundation certification when purchasing a manufactured home, and attached porches, decks, or steps can create a problem.

Manufactured homes are not designed to carry additional structural loads from site-built additions. Porches, decks, and steps should be independently supported and free-standing so they do not transfer loads to the home.

In this example, the deck was attached directly to the manufactured home, altering the original engineered foundation conditions and preventing certification until properly addressed.

Small detail. Big impact on a real estate transaction.

These guys don't wait around in webs. They hunt through vegetation and pounce on pests like a cat.
