Let's do the math instead of the vibes.

This last week the 30-year fixed averaged 6.65%. A year ago it was 6.58%. So after twelve months of waiting for rates to come down β€” they're a touch higher than where they started.

But here's the part worth sitting with. Back in February, that same rate averaged 6.05%. The lowest it had been since August 2022.

If you were waiting for a better number, you already got one. It lasted a few weeks, and most people who were waiting didn't move on it, because it didn't feel like the bottom. It never does.

We're not saying that to make anyone feel behind. Plenty of good reasons to wait exist β€” your lot isn't ready, your budget isn't where you want it, life is full. Those are real.

"I'm waiting for rates" usually isn't one of them. Not because rates don't matter, but because nobody gets to see the bottom until it's already behind them.

The thing you can actually control is knowing your number. What a build really costs here, what it means monthly, whether it works. That's a five-minute answer, not a two-year one.

If you saw the housing news this week, you saw the number: builder confidence is at 35. Below 50 means more builders see conditions as poor than good. It's been under 40 for sixteen straight months.

Here's what didn't make the headline.

In that same report, NAHB's chief economist Robert Dietz said this: custom home builders continue to report stronger conditions than spec builders. Smaller, less dense markets are outperforming larger metros. And smaller builders are reporting stronger conditions than larger builders.

Custom. Smaller market. Smaller builder. That's three for three. βœ… βœ… βœ…

The regional numbers back it up. NAHB breaks confidence out by region, and the Midwest came in at 45 β€” the strongest of the four. The West is at 27. Those are two completely different housing markets sharing one national average.

None of that means building is easy right now. Construction costs are up, and Bill Owens at NAHB pointed straight at fuel prices pushing material costs higher. That part is real and we're not going to pretend otherwise.

But if a national headline is the thing making you hesitate, it's worth knowing what the headline is actually averaging.
