PROJECT COMPLETE | North Point ILC Building 4 – Fort Worth, TX ☀️

Sun Commercial Roofs partnered with Uprite Construction on North Point ILC Building 4, installing 11,065 squares of new-construction commercial roofing. The system features GAF 45-mil white TPO membrane with a mechanically attached roofing system.
A major highlight of this project was meeting an accelerated construction schedule. Our crews maintained the pace required to keep the project moving, often installing more than 48,000 square feet of roofing per day while maintaining our commitment to quality and safety.
This project is a great example of what it takes to deliver large-scale commercial roofing on a demanding schedule.
Thank you to Uprite Construction and everyone involved in bringing North Point ILC Building 4 across the finish line.

Another major commercial roofing project completed for Warespace LLC at the Tuesday Morning Campus in Addison, Texas.

This project consisted of approximately 2,393 squares (239,300 SF) of roofing across three stand-alone buildings, with each building requiring a different approach based on existing conditions and project requirements. Our scope included a combination of roof re-cover and complete tear-off applications, removal and replacement of deteriorated gypsum decking, installation of new sloped metal decking, new insulation systems with assemblies up to approximately R-25.6, and both adhered and mechanically fastened 60-mil Carlisle white TPO roofing systems. All new roofing, perimeter conditions, penetrations, and terminations were installed to meet the required wind-uplift design criteria. The project also included extensive sheet metal, rooftop, skylight, and drainage improvements, including 11 new melt-out skylights, new pre-finished Metal-Era Anchor-Tite fascia, new gutters and downspouts, new underdeck PVC roof-drain piping, and replacement of various deteriorated roof drains.

The before-and-after aerial photos tell the story. What started as multiple aging roof systems with very different existing conditions is now a clean, uniform, high-performance roofing system built for long-term service.
We appreciate Warespace LLC for the opportunity and the trust placed in our team to complete a project of this size and complexity.

Project Spotlight | Barton Creek Square Mall — Austin, TX

Sun Commercial Roofs recently completed a 320-square roof overlay at Barton Creek Square Mall in Austin, Texas, in partnership with Simon Property Group, Inc.

Our team installed a mechanically fastened Carlisle 135-mil FleeceBACK® TPO roofing system, designed to meet I-90 wind uplift and Severe Hail requirements and backed by a 20-year NDL warranty.

As work progressed, our team uncovered areas of moisture-damaged insulation beneath the existing single-ply membrane. The affected insulation was removed and replaced, allowing us to address the underlying conditions before moving forward with the new roof system.

The completed assembly incorporated DensDeck® cover board, two tie-ins to surrounding existing roof sections, and detailed curb and skylight flashings to provide a durable, high-performance roofing solution.

Commercial reroofing is about more than installing a new membrane—it’s about understanding what lies beneath it and addressing unforeseen conditions correctly when they arise. Our team successfully navigated those challenges while working within the demands of an active commercial property.
