NEW: This project scope was extensive and quite the challenge. It consisted of design and development services for a 1 acre property in Riverside County—a 4000 square foot primary home, 1500 square second unit with an attached ADU, a guest house, and two accessory buildings, a pool house and prefab storage (not pictured).

Development services included site planning and coordinating all new utilities for the raw property—electrical, water, and septic. Thrilled to see this finally going up.

Measure twice, cut once!...but when it comes to architecture, meh...

The "measure twice, cut once" expression is burned into many of our brains. It is a reminder that you have one chance to get it right, or it will cost you more time and money. However, many disregard this notion when it comes to a full project scope. The tendency is often to "cut" the upfront effort, design, by pushing back on design fees/scope or hiring based on the cheapest proposal.

I suspect the motivation lies in a misunderstanding of an architect's purpose. Lines and text on paper look simple enough. If you have a general idea of what you want, someone just needs to draw it, right?

Design is a complex and lengthy process to bring many stakeholders and elements into alignment - owners and/or users, various agencies and their respective building codes, contractors, and the various building components such as structural, mechanical, electrical, plumbing, water protection, fire protection, sustainability and energy requirements.

Designing with a qualified professional is an opportunity illuminate layouts, materials, and decisions that may not have previously been considered.  

Designing with a qualified professional mitigates risk during the permit process, which can easily be derailed, adding more time and money. It also reduces uncertainty for construction, providing for more accurate bids and a clear understanding of the scope.

Designing with a qualified professional also lowers the threshold of costly changes during construction because you've spent the time to work through all the options (measured twice) and are ready to confidently build (cut once).

Threading the needle on this project!
This Newport Beach, California home is an existing 3-story condo with a roof deck, completed in 2017. The new homeowners loved the location of this unit, but odd floor plan choices and minimal sleeping space didn't work for their family.

With the uncertainty of what could be possible within a restricted footprint and strict HOA rules, we stepped in to comb through hundreds of pages of design guidelines, CC&Rs, and zoning code to identify what was possible. Our expertise allowed us to navigate restrictive language to come up with a design that exceeded the homeowners expectations.

1 - The existing parlor was converted to a bedroom. Access to bed 3 was relocated to allow for bath 3 to increase in size.

2 - The unused outdoor was ultimately enclosed to be part of the larger bath.

3 - The laundry was changed to an additional bath, but eventually returned to a laundry that will be disconnected from the garage access door.

4 - Bath 2 was converted to a powder for guests. The inefficient and small walk-in closet gave way to a full in suite bath for bed 2.

5 - A underutilized niche became a better location for the closet space.

6 - The existing third floor was considered the master suite floor, but was not practical to have to walk through an open hall to the bath, especially when their are visitors. We created a proper suite, added an additional bedroom, and relocated the stairs for roof deck access.

7 - The roof deck was doubled in size, creating more space to entertain and enjoy the California sunsets!

Project Update! The bakery that we've been working on is the 2nd location for, .wars winners, and their doors are now open to the public!

Professional photos coming soon. There are still some finishing touches to be completed, but you can now stop by to grab dessert including trying their new sweet potato cinnamon rolls! (swipe to the end for a preview)

This 2,000 sf tenant improvement, at in Watts (Los Angeles), CA was for a growing business that far exceeded the capabilities of their 1st location where staff bumped into each other, and additional storage units were required for equipment and supply overflow!

With this second location they were looking for balance between serving customers, a larger production space to craft their award winning cupcakes, and space to introduce new items like specialty coffee & beverages from their new drink station. The design of the expansive glass between the kitchen and sales area showcases the amazing chefs at work. Designated stations for prep, baking, cleaning, storage, sales, and to-go pick up provide for a much more efficient business.

Through permitting and early phases of construction, the pandemic shifted the business operations to increase production capability in this location, so we redesigned the sales area give more work space on the sales floor and additional space for high output baking equipment.

One of our most anticipated projects!
This Orange County, California home was previously owned by people who loved to entertain. The new homeowners wanted to turn it up even more!

The existing 2500 sf home was fully renovated to gain layout efficiencies, remove dated interior design elements like odd steps and awkward columns, and raised the roof for more dramatic and open entertainment and Kitchen areas. We also added 3000 sf to expand the great room, add a wine room, 3 on suite baths, dedicated laundry, a private retreat and covered patio for the primary bedroom, and added a large sunroom with vaulted ceilings and pocketing doors that seamlessly blends into the outdoors.

The Kitchen includes a pocketing window system that connects to the covered patio for continuous engagementwith guests. The window aligns with and visually connects to the poolside cabana that mirrors the covered patio.

Can't wait for this to be completed!
