When something unexpected happens on a build, and something always does, here is exactly what I do.

I call my client. Same day. I tell them what happened, what it means, and what we are going to do about it.

Not because I have to. Because they deserve to know. Because they trusted me with one of the biggest investments of their life and that trust only works if I am straight with them when things get complicated.

A buried drain line nobody knew was there. A soil test that changes the foundation plan. A county requirement that adds cost nobody could have predicted. These things happen on builds. What matters is how your builder handles them when they do.

Our clients never find out about a problem in an invoice. They find out from me, in a phone call, the day it happens.

The home we build is only as good as the people we build it with.

I have spent fifteen years putting together a team of trade partners I trust completely. Not because they are the cheapest option. Because they are the best at what they do and they take as much pride in the work as I do.

My HVAC crew does the work themselves. They are on site, they do it right, and they stand behind it. My foundation team shoots laser levels and does not cut corners on the drain system. My painter is the best in the business, and my clients notice it every single time.

Attention to detail is one of those phrases everybody uses, and almost nobody can back up.

Here is what it actually looks like on an Amos build.

It is the trim carpenter spending an extra hour on a corner that nobody will ever notice unless it is wrong. It is going back over every single piece of paintwork until it looks like it grew there. It is the subfloor decking we use because we know Iowa winters are going to beat on that house during the build, and we are not going to let moisture compromise the floor you walk on for the next thirty years.

It is a thousand small decisions that nobody ever sees. And it is the thing our clients mention most when they bring friends over to see the finished house.

You cannot fake this. You either care or you do not.

People always ask me why I build so much in Indianola.

Honestly, it is simple. It is home.

There is something about a small town where you go to the football game on Friday night, and you know half the people in the stands, where your kids grow up with the same group of friends all the way through school. Where the community actually feels like a community.

When a client comes in with a Pinterest board, that is not a problem. That is a head start.

Show me the bottom of this one, the middle of that one, and the top of this other one, and I know exactly what we are building. We sketch it on the wall at full scale so there is no miscommunication.

People struggle to visualize. That is why we never let them guess. Every detail gets drawn out before a single piece goes in.

Not because I do not want the work. Because the buyer who is shopping volume and custom at the same time is usually not ready for what custom actually means.

Custom is not just a bigger house.

It is a different process, a different relationship, and a different level of involvement.

The number one cause of delays on any custom home build is not the builder. It is not the subs. It is Iowa weather.

Mother Nature does not care about your move-in date. What I tell every client from day one is simple. I cannot give you a move-in date until the painter is done. Everything before that is a moving target. That honesty upfront saves a lot of uncomfortable conversations later.

The hardest part of this job is telling someone something they do not want to hear.

A design decision that is going to hurt them. A budget that does not match the vision.

I have watched people walk away from an honest conversation and straight into a builder who told them what they wanted to hear. A hundred thousand dollars over budget later, they understood what I was trying to say.
