And “the roof looks fine” isn’t the same thing as knowing its condition.
Before closing on a home with an older roof, here are a few things we recommend having checked:
🔨 Actual roof condition — Age matters, but installation quality, ventilation, weather exposure and previous repairs can matter just as much.
🌨️ Signs of storm damage — Hail and wind damage aren’t always obvious from the ground.
💧 Flashing & penetrations — Chimneys, pipe boots, valleys, skylights and wall transitions are common places for problems to develop.
🌡️ Ventilation — Poor attic ventilation can contribute to moisture issues and shorten the life of the roofing system.
🩹 Previous repairs — A patch isn’t automatically a problem, but you should know what was repaired, why it was repaired and whether the underlying issue was actually corrected.
📋 Remaining service life, Don’t just ask, “Does it need a roof today?”
Ask:
“What should I realistically expect from this roof over the next several years?”
Because finding out before you close gives you information you can use while making one of the biggest purchases of your life.
