With winter approaching, cold floors, drafts, and higher energy bills are common signs of a crawl space that's not properly sealed and insulated. This homeowner was dealing with musty odors, freezing pipes, and a cold basement caused by poor insulation and moisture control. To solve these issues, we installed SilverGlo™ rim joist insulation, drainage matting, CleanSpace® encapsulation, and a custom airtight access door. The result is a warmer, drier, and more comfortable home with improved energy efficiency and moisture protection.

📸 1: Uninsulated rim joists allowed cold air into the crawl space, contributing to cold floors, energy loss, and a risk of frozen pipes.

📸 2: SilverGlo™ insulation was installed at the rim joists to create a thermal barrier, reduce air leakage, and improve comfort.

📸 3: Excess crawl space moisture created high humidity, musty odors, and conditions favorable for mold growth and wood deterioration.

📸 4: Drainage matting was installed to create a drainage plane beneath the system, helping manage water and reduce moisture accumulation.

📸 5: CleanSpace® encapsulation established a continuous v***r barrier to block ground moisture, lower humidity, and protect the home's structure.

When a homeowner attempted to convert their crawl space into a basement, the excavation created significant structural and water management challenges that put the home's foundation at risk. Our team at Erickson Foundation Solutions stepped in to stabilize the structure, install a comprehensive waterproofing system, and create a durable new basement floor ready for future use.

📸 Photo 1: The homeowner's excavation altered critical soil-bearing conditions and undermined foundation support, creating both structural concerns and substantial groundwater management challenges.

📸 Photo 2: Helical piers were installed to transfer structural loads to stable soil strata and support a newly constructed auxiliary wall. Reinforcement steel was tied into the pier system to create a strong structural connection before concrete placement.

📸 Photo 3: A reinforced formwork system was built to support and shape the auxiliary wall, ensuring the concrete would be placed and cured according to design specifications.

📸 Photo 4: Concrete was placed and mechanically vibrated to eliminate air pockets and achieve maximum strength. The wall was then carefully finished to provide a level bearing surface for future structural loads.

📸 Photo 5: Once the wall had cured, the forms were removed and our WaterGuard® drainage system was installed along the foundation perimeter to intercept groundwater before it could enter the basement.

📸 Photo 6: CleanSpace® Drainage Matting was installed beneath the drainage system to create a dedicated pathway for subsurface water. A TripleSafe™ Sump Pump System was then added to provide dependable protection with primary, secondary, and battery backup pumping capabilities.

📸 Photo 7: Finally, a new concrete basement floor was poured and finished. A TrenchDrain™ system was installed at the bulkhead entrance and connected directly to the WaterGuard® system, creating a complete water management solution that handles both surface water and groundwater.

✅ The result: a structurally reinforced, properly drained, and waterproofed basement space that provides the homeowner with a safe, stable, and versatile area for years to come.
