A substitution should never become an automatic yes just because the original product is unavailable.

Before approving one, an owner should be able to answer four questions:
• What changed from the specified item?
• Is the performance truly equivalent?
• Does the cost or schedule change?
• Who gave written approval?

A simple review now can prevent a surprise later.

Which substitution creates the most uncertainty on your project—materials, equipment, or finishes? Comment one and I’ll share the first comparison I would request.

Before final payment, I want property owners to test more than appearance.

Use it: open doors, drawers, and access panels.
Service it: locate shutoffs, filters, and cleanout points.
Document it: collect warranties, keys, and closeout records.

Which part of closeout creates the most uncertainty—access, maintenance, or documentation? Comment “CHECKLIST” and I’ll reply with five practical owner questions.

Property owners: a shower can look complete and still hide the details that create maintenance problems later.

Before turnover, test drainage with real water, inspect the threshold and perimeter sealant, confirm the curtain or door works without trapping water, and make sure the drain remains reachable for cleaning.

Which would you check first—drainage, sealant, or cleanability? Leave your answer below and I’ll reply with one practical item to inspect.

Property owners: the stair is part of the daily operating path, not just a finish feature.

On an owner walkthrough, test the handrail grip and continuity, landing clearance, turn radius, lighting, and the route for moving furniture or equipment.

Which part of the path would you test first—rail, landing, lighting, or clearance? I’ll reply with one practical item to inspect.

Property owners: a utility door can technically open and still create a service problem.

Before closeout, check the full door swing, washer/dryer access, shutoffs, vent and drain reach, floor protection, and whether a technician can work without damaging adjacent finishes.

What is harder to access in your building right now—equipment, valves, filters, or electrical panels? I’ll tell you the first clearance I would verify.

Property owners: when a project is 95% complete, which unfinished item creates the most uncertainty?

A) Knowing whether the punch list is complete
B) Knowing who owns each remaining item
C) Knowing what is reasonable to accept at turnover
D) Something else

Leave the letter—or your situation—in the comments. I’ll reply with the first question I would ask during an owner-side walkthrough.

Property owners: a polished finish is only one part of closeout.

Before you sign off, test what will be touched every day—water flow, hardware, access panels, drainage, sealant joints, and lighting. A short walkthrough with a written list turns vague concerns into clear follow-up.

Which closeout item are you least confident about?

Storage is easy to overlook during a renovation—until a door binds, a rod is hard to reach, or old and new finishes meet awkwardly.

In an existing masonry space, the closet opening has to coordinate with the brick, trim, hardware and everyday use. An owner-side closeout review checks how those pieces work together, not just whether they look complete in a photo.

Claus Consulting provides independent construction guidance and owner’s-representation services for projects across southeast Michigan.

Small clearances can create big daily frustrations.

Doors, closet openings, switches, outlets, furniture and mechanical components all compete for space. Each item can meet its own requirement and still conflict with how the room is actually used.

During closeout, we look beyond appearance and ask practical questions: Can every door open fully? Are controls accessible? Does furniture placement block anything important? Has remaining work been assigned clearly?

That owner-focused review helps catch functional issues before they become permanent annoyances.
