Water Heater Care: How to Keep Your Water Heater in Great Shape

Whether you have a traditional tank-style water heater or a modern tankless unit, proper maintenance is essential to ensure its longevity and efficient operation. With some basic knowledge and regular attention, you can keep your water heater in excellent condition for years to come. Here's everything you need to know about maintaining your water heater.

Regular Inspections:
It's important to visually inspect your water heater every two to three months. Check for leaks, worn gaskets, loose connections, or any signs of corrosion on the water heater and its associated pipes and fittings. Catching issues early can help prevent larger problems down the road.

Flush the Water Heater:
Flushing your water heater at least once a year is crucial for preventing sediment buildup and maintaining the system's efficiency. To do this, turn off the water heater's power source and the water supply to the tank. Attach a garden hose to the drainage spigot and run it to a suitable location to drain the tank. By opening a nearby hot water faucet and turning on the spigot, you can effectively flush out any sediment.

Check the Anode Rod:
The anode rod is a key component for preventing corrosion inside the tank. Over time, the rod itself will corrode, so part of water heater maintenance involves inspecting and replacing it as needed. To check the anode rod, turn off the water heater and cut off the electrical or gas supply. Use the drainage spigot and a garden hose to drain about 10% of the water from the tank, then locate the anode rod at the top of the tank. Inspect it and replace it if necessary.

Test the Temperature and Pressure (T&P) Valve:
The T&P valve is a crucial safety feature designed to open when the pressure in the tank becomes too high. Testing the T&P valve every two to three months is important to ensure it is functioning correctly. To test the valve, locate it on the top or side of the unit and remove the drainpipe attached to the valve. Gently lift up the T&P valve lever to drain a small amount of water from the overflow pipe. If water flows easily, the valve is working correctly.

Professional Maintenance:
While many maintenance tasks can be handled by homeowners, it's also important to have a professional inspection and service performed every four to five years. This allows a trained technician to thoroughly assess the condition of the water heater, perform any necessary adjustments, and ensure it continues to operate at its best.

By following these maintenance tips, you can extend the life of your water heater, improve its efficiency, and ensure it continues to provide reliable hot water for your household.
