Dry Film Thickness (DFT) is one of the most important measurements in commercial painting, and often one of the least discussed.

After a commercial coating has fully cured, "Dry Film Thickness" refers to the thickness of that protective coating. While it may seem like a small detail, it plays a major part in how well the paint system protects a building from moisture, UV exposure, corrosion, and everyday wear. If a coating is applied too thin or too thick, it may not perform as intended.

After years of UV exposure, moisture, and daily use, this splash pad feature was showing its age. A professional repaint helped bring it back to life. Maintaining recreational facilities like these helps preserve equipment and beautify the public spaces communities love to gather.

A common misconception in commercial painting is that once a building has been pressure washed, it's ready for paint. However, it's once the dirt and debris are gone, the more detailed evaluation begins.

After the surface is cleaned, experienced commercial painters inspect for failing coatings, rust, damaged sealants, cracks, and other issues that could prevent a commercial repaint from performing as intended. Scraping, sanding, repairs, and proper priming will determine the long term quality of your repaint.

If you're looking ahead to a commercial repaint, we'd be more than happy to evaluate your building's surfaces and recommend the preparation needed for the best possible finish.

For commercial property owners and facility managers in the Houston area, recognizing the early signs of water intrusion can help prevent repairs and extend the life of a commercial paint system. While commercial coatings are designed to protect concrete, stucco, masonry, and metal surfaces, water trapped behind the coating can quickly lead to premature paint failure.

Common warning signs include:

-Blistering or bubbling paint
-Peeling or flaking coatings
-Discoloration or water staining
-Efflorescence (white, chalky deposits on masonry)
-Mold or mildew growth
-Rust stains on metal surfaces

These issues commonly appear around windows, doors, rooflines, expansion joints, cracks in masonry, and improperly sealed penetrations where moisture can enter the building.

In many cases, visible paint failure is only a symptom of a larger water intrusion problem. So, before investing in commercial repainting, it's important to identify and repair the source of the moisture.

Blistering, peeling, or bubbling paint isn't always a paint problem, it may be one of the first signs of water intrusion.

While repainting can improve a building's appearance, it won't solve an underlying moisture issue. If water is getting behind the coating, a new paint job is likely to fail prematurely.

Reliable commercial and industrial repainting projects begin with a thorough inspection to identify the cause of the coating failure. Addressing moisture issues before repainting helps protect your building and extend the life of your paint application.
