Something we say more than we'd like to, because it comes up so often: we don't patch decks.

If two or three boards have gone soft, it's tempting to think that's a small job. Usually it isn't. A deck's boards, joists, and footings all age together, and by the time boards are visibly failing, the structure underneath has usually been absorbing water for a while too. Swap the boards and leave the frame, and you've fixed what you can see and left what actually matters.

We do full rebuilds and new builds only. If your deck genuinely just needs a board or two and nothing structural, that's a real job, it's just not one we take on, and we'll point you toward someone who handles it well.

Here's a version of a conversation we have pretty often at the kitchen table.

Homeowner: "Can we just do the two front windows? Those are the ones that stick."

Us: we can look at just those two. But if the house is old enough that two of them are sticking, the rest of that elevation is the same age, and it's usually not far behind.

We're not going to talk you into replacing windows that are working fine. We are going to tell you honestly when "just the two" is going to turn into "the other four, eighteen months from now," because that's not a surprise we want you to have.

And to be clear: full window replacement and new installations are what we do. If what you actually need is a repair on a single window, we're not the right call for that, and we'll point you to someone who is.

We don't get many jobs that let us shoot the whole porch in one frame, so we're not going to waste this one.

This is a full re-side, wrapped all the way around, with a wraparound porch that we didn't touch except to make sure the new siding met it cleanly. Same white, same clean lines, just new material doing the job the old material used to do before it gave out.

We get asked a lot whether we can "just do the front, since that's the part everyone sees." We don't do it that way. An elevation is one system, and matching new material to old material years apart is how you end up with a house that looks patched instead of finished.

If you're gathering window quotes before the cold sets in, here's the part that trips people up.

Two quotes for the same house can come back far apart from each other, and the instinct is to assume somebody is overcharging. Usually nobody is. They're quoting different things.

Look for three lines. What the unit actually is, because a composite window and a vinyl window are not the same product. What the trim gets wrapped in, aluminum coil or PVC. And the glass package, which affects the final number more than any other single item on the page.

Compare the scope first. Then compare the price. Doing it the other way around is how people end up with a window that costs less because it is less.

On ours: the work carries a 10-year labor warranty and a lifetime warranty on parts, and we honor it regardless of how old the job is.

Here's a question worth asking any exterior company before you hire them: what happens when only part of the siding has gone bad?

Our answer is that we replace the run. Not the three worst boards.

The reason isn't what people assume. It isn't about the size of the job. It's that siding works as one system across an elevation. New material spliced into fifteen-year-old material moves differently in the heat, and the joint you create becomes the weak point. Six years later you're looking at the same wall again, in a different spot.

So when we come out, we're reading whole elevations. Where the fade line stops. Whether the trim underneath is sound. Whether the problem is one wall or the whole house.

And we'll say here what we say at the kitchen table: Regal does replacements and new installations, and nothing smaller. If your house needs a patch, that's genuinely fine, it just isn't us, and we'll hand you the name of a company that does it right.

A screened porch in Chester, finished this summer.

The stairs, the railing, the storage underneath, the room itself. All new. The brick was already there.

We get asked a lot when the right time is to build one of these, and the honest answer surprises people: now. Not spring. Spring is when the calls come in, which means spring is when the calendar is full. A porch started in the fall is done in time for the warm days we still get through October, and it's waiting for you in April instead of being drawn up in April.

One thing worth saying up front, because it saves a phone call: we do full builds and full replacements. If what you have out back needs patching up, we'll tell you that and point you toward somebody who does that work well.

Masonite siding. Water damage. Squirrels, carpenter bees, and woodpeckers.

That's what was going on behind the walls of a house this couple had lived in since 1998.

They'd looked at Hardie years earlier and set it aside. Then they kept seeing our commercials, got a hold of us, and Phil came out and did the estimate.

What he told us after: "Some of the best crews I've ever seen in my life." And: "Didn't have to come back on anything, and I would use them again."

That's the standard. Every job gets its own crew and its own foreman, with a project manager on site while the work is happening, and a walkthrough before anyone calls it finished.

A finished deck at a home in Chester. Worth a scroll-stop, but here's the part that matters if you're the one who has to live with the project while it's happening.

Every job we run has its own crew, and that crew has its own foreman. On top of that there's a project manager, separate from the foreman, who's at the house every day or every other day. Same people from start to finish. You'll know their names by day two.

That's the whole reason a project feels calm instead of chaotic: the person responsible is standing in your yard, not on the other end of a voicemail.

Most of our projects run a matter of days, not months. If a deck is on your list for next spring, the fall is when it gets scheduled. Give us a call and we'll come out and walk it with you.

Saturday morning question for you.

When did you last actually look at the front of your house? Not walk past it. Look at it.

Most of us stop seeing our own exterior somewhere around year three. Trim goes chalky, caulk lines open up, shutters fade a shade off true. Because it happens a quarter inch at a time, nobody notices until a photo turns up in the family group chat.

This home in Henrico is one of ours. New siding, new trim, and the crepe myrtle handled the rest.

A question we get more than any other, usually from folks who have been in their home twenty or thirty years:

How do I know I actually need this, and not just that somebody wants to sell it to me?

Fair question, and here is how we answer it.

We come out and go around the house with you. We show you the seams that have opened up, the panels that have started to cup in the afternoon sun, the staining down at the bottom course where water has been sitting. You look at what we are looking at, on your own house, in daylight.

Then you get the scope in writing. What we are replacing, what is not part of the job, what it costs, and how many days we will be in your driveway. That paper is yours whether you ever call us back or not.

And if the honest read is that you have a few more years before this matters, we say that and we go home. It happens more than you would expect.

Worth knowing up front, because it saves everybody a phone call: Regal does full replacements and new installations. Anything smaller is not our lane, and when that is what a house needs we send folks to a company that handles it well.
