Another Hastings roof done and buttoned up before the snow flies. 🏠

We pulled in at first light, boarded up the windows and garage doors, tarped down the flower beds, and got to work. The old roof came off down to the decking, and we put the new one on the right way, starting with ice and water shield and finishing with clean, straight shingle lines. Now this family can go into a West Michigan winter without wondering what's going on over their heads.

I've been roofing here in town for over 30 years, and I tell folks the same thing every fall: don't wait until you've got a drip in the ceiling. Once the cold sets in, small problems like a lifted shingle, a worn-out boot around a vent pipe, or a little soft decking turn into big ones in a hurry. Flashing's one of those things nobody notices when it's done right — and one of the only things you'll notice when it's not.

Every valley, every edge, every spot where the roofline meets a wall or another roof plane — that's where water wants to get in. Flashing is the metal that stops it. On this job we ran drip edge along every eave and rake, laid ice and water shield underneath it in the vulnerable spots, and cut the valley flashing tight so water runs straight off instead of finding a seam to work into. It's not glamorous work, but it's the difference between a roof that sheds water for 30 years and one that quietly rots the decking underneath while everything still looks fine from the ground.

That's the part that gets people — a bad flashing job doesn't show up right away. It shows up two years later as a soft spot, a stain on the ceiling, or rot nobody sees until it's expensive. We'd rather spend the extra time doing it right the first time than have a homeowner find out the hard way.

You'd never know it from inside the house, but this roof was already in trouble.

Once we pulled the old shingles and decking off, the insulation underneath told the real story — soaked, matted down, breaking apart. That's moisture that's been getting in for a while, working its way through the roof system long before it ever showed up as a stain on somebody's ceiling. A roof can be failing for months, sometimes longer, before you see any sign of it from the inside.

Once the shingles are down, it's all in the details — tucking in trim around the eaves, keeping every line straight, making sure nothing's left loose or half-done just because it's out of sight from the ground. Taking a quiet Sunday afternoon to look back at the hard work the crew put in this past week.

Three feet. That's the minimum amount of ice and water shield required in the heated part of a house here in Hastings and on our jobs, that's not a corner we cut. This one's showing the decking prepped and that shield laid down clean before a single shingle goes on. It's what stops ice dams from backing water up under your roof come winter. Skip it or skimp on it, and you're setting yourself up for a leak down the road. We do it right the first time, every time. 🏠
