The original home on this property was minimal with a small footprint. Over time, small additions made the home larger, but created closed off spaces. The primary suite was at one end of the house and the children's bedrooms were at the opposite end. For a growing family with small children, the need for a more efficient sleeping area was evident.

The final design included adding a full second floor over the existing two-car garage and existing children's bedrooms. A new family room and stair access to the second floor was redesigned within the existing bedroom space. A fully functional mudroom with storage provides direct access to the garage. The central front porch ties the existing home and new design together.

The scope of the project includes the following:

• Second floor addition over existing garage and family room footprint
• Redesigned family room with mudroom access to existing two-car garage
• Modern switchback stair access to second floor
• Four spacious children and guest bedrooms
• Primary suite with ensuite and walk-in closet
• Family bathroom, Laundry, and storage

In the original design, the garage was scheduled to remain as-is; until Gramma decided to move in! At this point, we needed to add more space to allow for a comfortable in-law suite.

The garage was demolished and a new spacious two-car garage was designed with the in-law suite above. A new side porch creates a common entry and mudroom space, providing a shared transition from the kitchen, garage, in-law suite, and backyard. The suite above the garage is bright, spacious, and complete with a deck for an outdoor retreat.

* Multi-generational additions are becoming more popular with local zoning boards making Accessible Dwelling Units (ADUs) possible with updated regulations. *

The scope of the project includes the following:

• Side porch entry
• Shared mudroom with access to kitchen, garage, in-law suite and backyard
• Spacious open concept kitchen, living, and dining
• Outdoor space
• One large bedroom with full bathroom, laundry, and storage

What started off as a small kitchen addition turned into a fabulous home remodel!

The project started as a kitchen addition; The kitchen was dark, small, and didn't allow for functional family gatherings. So, we took to the design boards to create a light filled and inviting space for entertainment; as we all know the kitchen is where everyone always congregates.

We took advantage of the extra second floor space to create a large primary suite including a walk-in closet, elegant bathroom, and small office space.

The scope of the project includes the following:

• Larger kitchen footprint with more storage and better flow for occupants
• Light filled breakfast nook with additional storage
• Primary Suite design (Primary Bedroom, Walk-in Closet, Bathroom, Small Office Space)
• Side entry porch with direct access to the new mudroom
• Back deck off the kitchen for direct access to the back yard

For this project, the existing attic was accessed by a full stair; such a great feature of a home. It is so much easier to store your seasonal decorations! However, once you stepped foot in the attic, the ceiling wasn't high enough to create a usable finished space. Occupants would bump their heads as they traveled up the stairs and the windows were only about 4ft off the ground. Not ideal for creating additional space for a growing family.

Working within the zoning regulations, we were able to adjust the roof pitch and add a shed dormer to create a more comfortable living space.

The scope of the project includes the following:

• Raze existing roof; Rebuild to allow for full use of the third floor
• Suite style design (Home office, Primary Suite, Guest Suite, etc.)
• Full bathroom with separate toilet room
• Wet room; including shower and soaking tub
• Walk-in closet
• Skylights to allow natural light
• Entire home resided for updated look
