How we build a house, part five.

Permit goes in and we manage it. Insurance in place, trades booked, long lead items ordered before the permit even clears, so nobody is waiting on windows in month eight.

Then we sit down for a preconstruction meeting and hand you a written schedule with the dependencies named. We do not sell completion dates that depend on things outside our control. We give ranges, tell you what drives them, and tell you the truth when something moves.

How we build a house, part four.

The number. An exact price in writing, built from real trade quotes, not a per square foot guess.

Every allowance spelled out in dollars. Payment schedule and change order process explained before you sign anything. If something changes later, it gets priced and signed before the work happens, so there is nothing to argue about after.

This is the step people are most nervous about. It should be the one they feel best about.

How we build a house, part three.

Plans get finalized for your lot. Foundation gets locked in. Then the part most people are either excited about or dreading: selections.

Flooring, cabinets, tile, hardware, fixtures. We work closely with the interior designer and the client to land the look they want while keeping the budget in mind, and we take the selections in order so nobody is picking twenty things at once.

On this one: stained birch cabinets run to the ceiling, ch*****ne bronze hardware and fixtures, and a high end LVP throughout. Every one of those was priced in writing before we broke ground.

How we build a house, part two.

This is the part nobody sees. Survey, soils, the utility path, a septic evaluation if you are not on sewer. We start it while the plans are still moving, not after, because county review is usually what sets the pace on a build.

We submit early and we chase it. You will hear from us when there is news. You will not be the one calling the county.

How we build a house, part one.

It starts with a walk. Before plans, before pricing, we meet you on the land and look at it together. Where the driveway comes in, which way the porch should face, where the water goes when it rains hard. Half the decisions that matter get made standing in the dirt.

That walk is free. If it makes sense to keep going, we set up a preconstruction agreement and start the real planning. Every dollar of that fee comes off your construction contract, so you are paying for a plan, not a meeting.

This is what a completed room looks like before the towels and the family photos go in. Frameless glass shower, no tub, no curb clutter. Two windows set at eye level so the room stays bright without a single fixture on during the day. Vanity with lighting underneath so it reads as furniture, not a cabinet. Brass hardware on the shower door, sconces, and mirror, all matched.

The room was designed so the layout does the work. When the layout is right, you do not have to dress it up.

Imagine pulling up to this everyday.

Two sconces at the garage and one over the front door is the standard package you see every day. Our homes are different; from overall design to the smallest details, we plan and execute with intention. Path lights down the walk. Uplights on the tree at the drive turn. Downlights washing the garage bays. Low fixtures in the foundation beds so the plantings read at night instead of disappearing. Hanging chandelier over the front door with gas lanterns on each side.

None of that is decoration. A house that goes dark at 8 PM tells you where the budget ran out.

The exterior gets the same attention as the kitchen.
