Should you repair your commercial roof or replace it? Here is a quick rule of thumb.

If your roof has more than 25% of its expected life left, repair usually makes sense.
If the repair would cost 25% to 35% of a full replacement, get a full condition assessment before deciding.
If it would cost more than 35%, replacement is often the smarter long-term investment.

Two red flags to watch for are fixing the same spot every couple of years, and water that sits on the roof for more than 48 hours after rain. Both suggest a bigger problem than a simple patch.

How long does a commercial roof replacement really take? Probably longer than you think.

Most people assume 4 to 6 weeks. The real answer is 12 to 24 weeks, and sometimes up to 28. Why? The time on the roof is only a small slice. Assessments, budgeting, bids, permits, material orders, and warranty inspections take up most of the calendar.
