Big progress update: roofs are finished (soffits included), and we’ve installed the new windows in the future sitting area to flood the space with sunlight — exactly what the clients wanted. Siding is moving along nicely, and most of the prep work is done. The doors were taken down and the guys have already started building the custom doors on-site. Video coming soon — stay tuned!

When we opened this space up, we could clearly see where the original house connected to the old barn structure. Projects like this are about finding the balance between preserving history and making the building perform like a modern home. We insulated the walls properly, then covered the interior with tongue and groove pine to keep the character without leaving the rough barn boards exposed.

We added a new entry door, built custom doors, and even reused the original lock from the 1700s. Details like that are what make historic renovations special. The goal isn’t to erase the past, it’s to protect it while making the space functional for today’s lifestyle.

One of the biggest parts of renovation is knowing where to be creative. For the windows, instead of ordering expensive custom units, we modified standard double hung windows by separating the sashes and building custom doors around them. It created the look we wanted while keeping the project more practical from a budget standpoint.

After the new slab, flooring, insulation, reframing, and custom work, this barn conversion came in around $90,000. Historic renovations require careful planning because you’re not just remodeling a space, you’re adapting a piece of history for the next generation.

Things are moving quickly on the Smith job in Paxton, Massachusetts. We’ve stripped the old roof, replaced the plywood, rebuilt the fascia, and added new rafter tails to give the structure a stronger, cleaner roofline. We’re also leaving the right amount of clearance for the new doors, which will be rebuilt as part of the project.

There’s still plenty happening at the property. The roof on the second shed is being worked on, while the third shed is being demolished and removed. Projects like this can look simple from the outside, but once we start opening things up, we often find years of wear and modifications that need to be addressed before the finished structure can perform properly.

This shed is eventually becoming a poolside cabana, so getting the structure right now matters. More updates are coming as we move into the siding, windows, doors, and finishing work.

This structure started as a barn from the 1700s with a literal dirt floor. When we began opening things up, we uncovered old 4x4 posts set in a pattern that didn’t make much sense at first. After researching, we discovered they were carriage stops, a piece of old craftsmanship designed to keep horse-drawn carriages from rolling too far forward inside the barn.

Details like that are part of what makes historic buildings in Massachusetts so unique. The challenge is figuring out what can be preserved and what has reached the end of its useful life. In this case, we wanted to save those original posts, but after hundreds of years exposed to dirt and moisture, the wood had deteriorated beyond the point where it could safely remain.

Historic restoration is always a balance between respecting the past and building for the future. Sometimes preserving a structure means replacing parts that can’t be saved so the overall building can continue standing for generations.
