This deck just received a facelift with Trex Lineage in the color Jasper and secured using Trex Nylon Hidden Fasteners. Unfortunately, it is only about 5 years old and an inferior pvc wrapped deck board was used by previous deck builder. It delaminated and needed to be replaced. While the decking was off, the frame was gone over, some rotted boards replaced, steps were rebuilt, and joist tape was added for protection. The railing is Trex Signature Aluminum Rail in black. Overall, very happy with the finished product.

This basement was just concrete walls 5 weeks ago, now it is a usable space with full bathroom and workshop. It is framed with metal studs, fully insulated, drywall finished and ready for primer and paint and has Aqua Guard 12mm waterproof laminate flooring. All lighting is led for longevity and cost savings.

The back area of the mechanical/storage area is a workshop with extra lighting and has finished walls.

O.C.S. completed this project to the point where the homeowner will take over to paint and set up the workshop.

The bathroom has a 32" x 60" tiled shower, full glass sliding doors, 13" square tile on floor, led lighting, and a 24" vanity.

The finished area of the basement is about 700 square feet, adding a nice amount of livable space to the existing home. Overall, very happy with the finished product.

This master bathroom received a nice update. The shower stall is the same shape but was enlarged to make for more room. A double niche was also added above the bench, which replaced the old glass shelving. New shower controls were installed and a hand held sprayer was added. The main floor recieved new natural stone. Glass door and painting being done next week to complete the makeover.

The tile on the wall is 4 x 12, the shower pan is a mosaic hexagon stone in a 12 x 12 mat, and the main floor is 12 x 24. All edges of the stone are polished and there is no need to use metal edge trim.

Between the walls and floor, when using natural stone, special attention needs to go towards the prep and install. Natural stones are softer and the floor needs to meet minimum deflection requirements so the stones do not crack. Also, these stones need 100% coverage of thinset(glue). They are also tricky to install because of the square edges, it takes time and patience to get everything even and flat. Finally, these stones are heavy and about a 1/2" thick, so laying them is labor intensive. But...the final result doesn't disappoint!!!

The original upper was built by OCS back in 2018 and last year a pool was added. So, to connect them, a new deck was built with a ramp to accommodate wheel chair acces. The new deck is a pressure treated deck that is screwed down. The railing on the existing deck was updated from pressure treated railing to black Trex Select railing. That same railing is also on the new deck. To meet code and add security, a locking gate was installed at the top of the ramp so no kiddos can get in the pool unexpectedly. The homeowner is having the entire deck stained in about 2 months, after new deck dries out, so everything will match nicely. Overall, very happy with the end result.

Out with the old and in with the new! Brand new fresh build of this deck which features 12" on center joist framing for added support, Trex Select decking in Whiskey Barrell, RDI vinyl railing and white pvc fascia and stair risers. Hidden fasteners are used for a clean look.

Unfortunately when I tore the old deck down, improper flashing from the deck built by the builder created a significant amount of water damage. Removal of the siding was required and several sheets of exterior sheathing had to be replaced. Once that was repaired, proper flashing was installed so the wall was ready for the installation of the deck.

Overall, the finished product looks great and the homeowner will get many many years of enjoyment out of their outdoor living space.
