Windy City Equipment "Getting the job done right... the FIRST time"

10/13/2026

The best facility managers don’t know everything. They know who to call.

Kristin Bishop, partner at The Hansen Group, joins Danny Koontz on FM Corner to discuss the expertise manufacturers’ reps bring to the table and what happens when vendors become trusted partners.

From the service side, we see the value of that relationship every day. Open communication gives everyone a better chance to understand the issue, make an informed decision, and get the work done right.

The conversation also covers listening, leadership, and giving the next generation room to grow.

Facilities may be built around equipment. But it has always been a people business.

After more than 35 years in the industry, Norm Dutcher knows that the strongest customer and vendor relationships are built on honest communication, mutual trust, and a willingness to work through problems together.

Because communication cannot only be expected from the other side. Partnership has to go both ways.

Norm joins his longtime friend Danny Koontz on FM Corner this week to reflect on the relationships, lessons, mentors, and hard-earned experience that shaped his career.

The ability to fix anything can become a facility manager’s biggest trap.

Facilities leaders are often placed in the role because they can hear a problem, find an answer, and keep the business moving.

But when every day becomes another hundred fixes, there is no room left to ask the bigger question:

Why does this problem keep coming back?

In the newest episode of FM Corner, Danny Koontz sits down with Kim Goei, President of Fexa, to discuss why the strongest facility managers know when to step out of the motion and search for a long-term answer.

They also explore using data to confidently advise leadership, building trust with operators and service partners, earning a seat at the executive table, and using technology to make better decisions.

Being resourceful gets you into facility management. Building systems, partnerships, and confidence is how you lead it forward.

The fastest way to stall a growing business?

Make every decision run through one person.

Henry Miller once believed being responsible meant having every answer and keeping his hands on everything. As the company grew, that mindset became a burden. For him, and for the people around him.

Everything changed when he gave capable people room to make decisions, created a culture where employees could challenge each other, and surrounded himself with peers willing to tell him the truth.

Leadership isn’t about carrying everything.

It’s about building people, systems, and relationships strong enough that you don’t have to.

Henry shares the lessons behind building and successfully exiting a national service company in the newest episode of FM Corner with Danny Koontz.

Your vendors may know exactly what is broken in your process. The question is whether you are willing to hear it.

In the newest episode of FM Corner, Danny Koontz sits down with Luke College, Senior Facility Manager at Wonder, for a conversation about transparency, communication, leadership, and building vendor relationships that actually work.

Luke makes an important point: accountability has to go both ways. Vendors need to communicate the good news and the bad news. They need to be honest about what they can deliver.

But facility managers also need to ask harder questions.

🔸 Are approvals taking too long?
🔸Is communication breaking down?
🔸Is something inside the customer’s process making it harder for the vendor to succeed?

Strong partnerships make room for those conversations.

The episode also explores Luke’s path from technician to facility leader, the importance of listening before reacting, the value of trusted industry relationships, and why helping other people grow is one of leadership’s biggest wins.

Facility teams have seen this before...

When CMMS platforms first arrived, people were convinced they would make the work harder. Then the systems were implemented, the data became available, and teams began making better decisions with information they never had before.

Now, AI may follow a similar path.

The answer is not to fight it. It is to understand where it can improve operations, accelerate decisions, and make you better at your job without losing the trust and relationships that keep facilities running.

For those of us on the vendor side, that matters too. Technology can give us better information and faster visibility, but it cannot replace clear communication, accountability, and showing up when the customer needs us.

👉 Technology can surface the problem. People still have to own the outcome.

Danny Koontz and Lynn Harnishfeger break down what the next era of facility management could look like on the newest FM Corner.

Your reputation is built in the moments nobody sees.

For Perry Howle, integrity means doing the right thing even when it is difficult, less profitable or completely unnoticed.

It is a standard he learned from his father and one that has helped guide Crescent Facility Services and Crescent Construction for 26 years.

In this clip from FM Corner, Perry and Danny Koontz discuss why trust is never created by cameras, policies or promises.

It is created by what you choose to do when nobody is watching.

At 25 years old, Mike Rose had no management experience.

Suddenly, Mike was in charge of the family company.

No playbook.
No perfect plan.
No years of executive training.

Just relationships, pressure, and a decision to figure it out.

In this clip from FM Corner with Danny Koontz, Mike shares the story of landing his first national contract, servicing 700+ stores, and bringing the check to his father while he was still in the hospital.

It is a business story, but it is bigger than business.

It is about stepping up before you feel ready, using relationships the right way, and proving that customer service still wins when the work gets real.

The full conversation with Mike Rose, CEO of Academy Service Group, gets into what facility managers should expect from vendor partners, why communication matters so much, how to handle mistakes before they become bigger problems, and why completing the work should always come before chasing the revenue.

Great episode. Even better reminder.

Take care of the customer. Do the work. The rest follows.

Leadership gets talked about a lot.

Titles. Promotions. Strategy. Numbers. Growth.

But sometimes the best leadership advice is a lot simpler than that.

Taylor O’Sullivan shared a story on FM Corner about a mentor who gave him a line that stuck with him for the rest of his career:

Always send the elevator back down.

The idea is simple.

At some point, someone helped you get where you are. Someone made the introduction. Gave the advice. Took the extra call. Opened the door. Gave you the chance.

And when you find yourself on a higher floor, the job is not to stay there and admire the view.

The job is to send the elevator back down for somebody else.

That is what real leadership looks like.

It is not just about individual success. It is about developing people, listening well, being present, creating trust, and helping others become better because they crossed paths with you.

That theme showed up all throughout Danny’s conversation with Taylor.

Culture matters. Listening matters. Mentorship matters. Helping people win matters.

And in industries built on relationships, service, and trust, those things are not soft skills.

They are the work.
