Another Crawl Space, Another Ductwork System Needing Attention!
Out of sight shouldn't mean out of mind!
Take a look at what we found during this crawl space inspection. The ductwork insulation is deteriorating and falling apart, leaving sections of the ductwork exposed.
Damaged insulation can lead to:
Higher energy bills
Condensation and moisture problems
Loss of heating and cooling efficiency
Unnecessary strain on your HVAC system
Your HVAC system is only as efficient as the ductwork connected to it!
Most homeowners never see what's happening underneath their homes until problems start showing up.
When was the last time someone inspected your crawl space ductwork?
Contact East Bay Home Services LLC to schedule a ductwork inspection.

HVAC Drain Line Patio Fix
A small HVAC drain line can create a big mess over time.
This condensate drain was dumping water directly onto our client’s patio, leaving water stains and keeping the area wet. We extended the drain line and redirected the condensation away from the patio, helping keep the space cleaner and more enjoyable.
Sometimes a simple HVAC fix can make a big difference around your home.
If your HVAC drain line is causing water stains, puddles, or drainage problems, give East Bay Home Services a call. We’ll help get that water where it belongs

This old dryer vent had seen better days!
The old dryer vent line was damaged and no longer doing its job properly. When a dryer vent is broken, crushed, or disconnected, lint and moisture can end up underneath or inside your home instead of being safely vented outside.
We removed the old line and installed a new dryer vent, giving the dryer a clear path to exhaust properly.
A damaged or clogged dryer vent can lead to longer drying times, higher energy use, excess moisture, and a potential fire hazard.
If your clothes are taking longer than normal to dry, it may be time to have your dryer vent inspected.

Another dryer vent problem taken care of!
Today we removed a damaged dryer vent line and installed a brand-new one. The old vent had broken right at the floor exit, and when we pulled the dryer out, there was lint all over the floor and underneath both the washer and dryer.
A damaged or disconnected dryer vent doesn't just make your dryer work harder—it can lead to longer drying times, wasted energy, moisture problems, and a buildup of lint where it shouldn't be.
With the new vent properly connected, this dryer should now dry clothes faster and operate more efficiently.
If your clothes are taking longer than normal to dry, your dryer vent may be the problem. Give us a call.

It is too late for this ceiling. Water damage already happened.

On this system, the square-to-round duct wrap insulation had fallen into the drain pan, where it began absorbing water. That moisture was then transferred onto the surrounding floor/ceiling area, eventually causing water damage to the ceiling below. If it had been properly taped and mastic paste added to it, this could have been avoided.

Your HVAC system is more than just the indoor and outdoor units.
This homeowner will now need to replace sections of the subfloor around several HVAC floor boots because condensation has been forming around the ductwork and slowly soaking into the plywood.
This type of damage doesn’t happen overnight. Moisture can build up for months—or even years—before the problem becomes obvious.
Many homeowners focus on maintaining the indoor and outdoor HVAC equipment but forget about the ductwork underneath the home. Poor insulation, air leaks, damaged v***r barriers, or improperly sealed boots can cause condensation that eventually leads to:
• Rotten or weakened subfloor
• Mold and mildew concerns
• Sweating ductwork
• Higher humidity inside the home
• Expensive repairs that could have been caught earlier
🔧 A duct inspection can catch these problems before they become major repairs.
If you haven't had the ductwork under your home inspected recently, give East Bay Home Services a call. We can inspect your duct system, identify problem areas, and recommend repairs before moisture causes more damage

This is why your HVAC system should be checked at least once a year.
During this inspection, we found significant rust and corrosion inside the air handler, including around the ev***rator coil and drain pan area. There are also clear signs that water has been sitting where it shouldn’t for a while.
Problems like this can develop slowly and go unnoticed because most homeowners never see the inside of their air handler. Left unchecked, moisture and corrosion can eventually lead to water damage, drain problems, coil or pan failure, and costly repairs.
An annual HVAC inspection isn’t just about checking whether the system is cooling—it’s about finding problems like these before they become emergencies

You never know what you’re going to find on an HVAC service call!
This outdoor unit had a wasp nest built on the contactor.. Outdoor condensers provide a sheltered spot for wasps and other pests, especially when equipment sits undisturbed for a while.
Another reason regular HVAC maintenance and inspections are important. We’re checking the entire system for anything that could cause problems.

What a difference a little cleanup can make!

This new client contacted us about overgrown vegetation that was starting to block their golf course view. We came in, cut back the overgrowth, cleaned everything up, and opened the view back up.

They were happy with the results, and we’re glad to say we’ve now added this property to our regular maintenance schedule.
