A beachfront luxury home takes two skill sets that rarely overlap: high-end custom finish work, and the coastal engineering to survive the Gulf.

The luxury side is what you see — open floor plans, floor-to-ceiling water views, custom cabinetry, outdoor living built around an elevated deck. The coastal side is what keeps it standing: stilt foundations, elevation above Base Flood Elevation, windstorm-certified assemblies, and materials chosen for salt and storm. A builder who's only worked inland doesn't automatically have that second half — and on the coast, the gap shows up as failed inspections and insurability problems.

On Galveston Island, that distinction protects your investment, your insurability, and your safety in a major storm. July and August are the peak of Galveston's season — and every one of those weeks is another family making memories in a house that belongs to somebody else.

A custom home here can do both jobs. You block the weeks you want — the Fourth, birthdays, the long stretch when the grandkids come down — and let it earn the rest of the year.

We've built 35+ homes on this island. Every one on stilts. A good number of them are second homes that carry part of their own weight.
