✅ RCV (Replacement Cost Value)

⚠️ ACV (Actual Cash Value)
Your insurance pays the depreciated value of your roof based on its age and condition. That means if your roof is older, you could be responsible for thousands—or even tens of thousands—of dollars out of pocket to replace it.
Here’s what many homeowners don’t realize:
Many insurance companies have begun changing roof coverage from RCV to ACV once a roof reaches a certain age. In many cases, that change can happen around 8 to 10 years old, but it varies by insurance company and policy. Some homeowners don’t discover the change until after storm damage occurs.
