It’s about time! In more ways than one; some of you know what I’m talking about. In past posts I’ve alluded to a certain jurisdiction that makes building anything an act of Congress. Everyone can take as many guesses as they want to. Have fun.

This project started over three years ago. BTW, I’ve requested that the brass statue of me be placed by the main gate entrance for all to see as they enter the project that gave me more grey hair than I already had.

I have to say, I don’t mind a good fight from time to time for projects that are worth the fight. When a jurisdiction attempts to make it nearly impossible to build for an owner that has sunk all they have into their dream, I’m in. All the way in. Now the fun part. More to come as we go.

With our homes, we treat the walk-in attic spaces and garages as more than a necessary utility space.

The attic spaces are decked, well lit and useful. In all cases, these areas are comfortable year round due to them being within the sealed foam insulation envelope. We go a step further by providing an HVAC supply and return in these spaces to keep the air fresh and control any humidity.

In most cases, the air handlers and tankless water heaters will be located in these environments. A walkable, well lit space makes access to mechanical and plumbing equipment easy to access and service.

Our garage walls are insulated as are the garage doors. Depending on what’s above, the ceiling/floor deck can/will be insulated as well. Many times, garages become additional entertainment spaces. Ensuring that the environment stays comfortable is important to us and our clients.

A clean jobsite makes everything better (and it lowers the builder’s BP). Look good, feel good! Windows are in, and we have a few interior framing details to complete.

Once our plumber is done with top out, we’ll get the roof on the house. We’ll be installing our doors as they arrive and get the house buttoned up and dried in as we move into Fall.

The HVAC, electricians and network contractors will be right behind the plumbers. Won’t be long before we’re ready to seal and insulate.

Words don’t really do justice to the size of the great room in this house. It’s a great space and one that most of the living will happen in. Holidays, entertaining friends, homework, everyday dinners, movie nights and memories will happen in this space over the coming decades. One of the greatest things about this insane profession I’ve chosen is that you get to build the spaces where life happens. It never gets old; exhausting sometimes, but never routine.

Next one up! We’ll be drilling piers within the next week and start making up time with this long running project. If you’ve never built a home before, you’d be shocked at the time it takes to go from plans to construction (certain jurisdictions make it a sport I think). This particular project; three years.

I’ll leave that story for another day; but for now, we’re happy to be making progress and getting this dream built for a great client.

About ten hours of pouring, finishing and stamping and this slab is on the ground and ready to be built on. From a sheet of notebook paper to reality.

Many of them start that way but in any case, what was once an idea has now become reality and we couldn’t be happier to start this build and get rolling. Stay tuned for progress pics as we get into construction and tell us what you think.

It doesn’t look like anything yet, except maybe the beginning of a pond, but in about a week this eight foot hole in the ground will become the finished pad site for this new project; one six inch lift at a time.

Each lift is tested in three spots for moisture and compaction and then we move on to the next until we get to the top, select fill cap. Seem like a lot of work? It is but, some of the soils in North Texas are so expansive that you have to mitigate the risks associated with them.

That’s the case here. All of this is to ensure the health of the slab for decades to come. Without the giant holes in the ground at the beginning, you can rest assured that you’ll be digging holes in the ground later to fix the slab. On any build, this investment is some of the best money you’ll spend on your project.
