most home inspections don't flag fence maintenance. and most sellers aren't going to volunteer that the fence hasn't been stained in four years.
if you moved into a DFW home recently — go check the fence. catching it now is a fraction of the cost of catching it after it's already failing. 🏡

Staining in the middle of summer in direct sunlight at 95 degrees. the product dries so fast it doesn't pe*****te. you end up with a surface coat that looks fine on day one and flakes by spring. 😩
stain in the early morning. mild temperatures. never in direct afternoon sun. especially in a texas summer.
