✨ A new roof does more than protect your home. It transforms how it looks.

Most homeowners call us after a storm. But some call us because they've been watching their roof age for years — the faded, moss-edged look that pulls down the whole exterior.

Here's what that transformation looks like on the other side.

A roof covers roughly 40% of your home's visible exterior from the street. When it's aging, you notice it everywhere. When it's new, suddenly the whole house looks brand new.

The curb appeal return is the part most roofing contractors don't talk about. A new roof with the right shingle selection transforms the entire front elevation and makes your home's best features pop.

That's why we talk about shingle selection the way a designer talks about color palettes. It's not just what performs best — it's what makes your home look exactly the way you want it to look.

📋 Before you pick a shingle color for your new Frisco roof — check your HOA documents first.

If you live in Frisco, Allen, McKinney, or most of Collin County, there's a good chance your homeowner's association has something to say about your roof. Finding out after new shingles are installed is a conversation nobody wants to have.

Here's what Collin County HOA roofing requirements typically cover:

**Approved shingle styles**
Many Frisco HOAs specify dimensional (architectural) shingles. Some prohibit three-tab shingles.

**Approved colors**
Some HOAs have a pre-approved color palette — typically earth tones or specific manufacturer families.

**Approved manufacturers**
Smaller HOAs specify particular shingle brands — especially in newer, higher-end communities.

**Permits and pre-approval**
Some associations require you to submit an architectural change request (ACI) before your roof replacement begins.

**What to do:**
1. Pull your CC&Rs or HOA documents from your community's portal.
2. Look for the section on "exterior improvements," "roofing," or "architectural changes."
3. Bring those specs to your contractor or ask if they've worked in your neighborhood before.

We've replaced roofs in dozens of Frisco HOA communities. We know the requirements and how to document properly.

📞 DM us 'HOA' or call 469-570-2488 — we'll help you navigate your community's requirements.

🏠 When a contractor says "roof replacement," most homeowners picture shingles coming off and new shingles going on.

That's only part of the story. Here's what's actually under those shingles — and why it matters more than most homeowners realize.

**The Roof Deck (Sheathing)**
This is the plywood layer nailed to your roof structure. Heat and moisture can soften or delaminate the deck. A proper replacement includes inspecting every square foot.

**Underlayment**
This is a water-resistant barrier installed over the deck before shingles. Think of it as your roof's backup layer. Synthetic underlayment lasts longer in DFW heat.

**Ice and Water Shield**
This rubberized membrane is applied along eaves, valleys, and around penetrations. It self-seals so wind-driven rain can't get underneath.

**Starter Strip and Flashing**
Starter shingles prevent wind uplift at edges. Proper metal flashing keeps roof-to-wall junctions watertight for the life of your roof.

When you get a roof estimate, ask what underlayment they're using. Ask if they'll check the deck. Ask where the ice and water shield goes.

A contractor who can answer those questions without hesitation actually cares about what goes under the shingles.

📞 Call 469-570-2488 or DM us — we'll walk you through every layer and why it matters.

⚠️ DOOR-TO-DOOR ROOFER ALERT
Storm season brings door-knockers with big promises and no accountability. Here's what you need to know:

✓ Real contractors have local teams and verifiable references
✓ Your roof should be inspected by YOU and your own inspector first
✓ Never sign anything on the spot or give deposits before inspection
✓ Legitimate roofers offer free inspections and written estimates
✓ Ask to see their license, insurance, and Owens Corning credentials

After a storm, take time. Get multiple inspections. Choose a contractor who's been rooted in Frisco for years, not a van with an out-of-state number.

Best Contracting Services is here year-round, right here in Frisco. Free inspection, honest assessment, no pressure.

Hail doesn't just dent your shingles. Here's what actually happens — layer by layer.

1. GRANULE LOSS — Granules protect the asphalt from UV. Hail knocks them loose and leaves the asphalt exposed to Texas heat.

2. ASPHALT CRACKING — Impact creates micro-fractures invisible from the ground. DFW's temperature swings expand these fractures over time.

3. FIBERGLASS MAT RUPTURE — In larger events, the fiberglass mat inside the shingle ruptures. Looks intact from street level. It isn't.

4. FLASHING AND SEALANT FAILURES — Hail degrades sealants at valleys, flashing, and pipe boots. These produce active leaks months after a storm.

Many homeowners wait until they see a water stain before calling. By then, damage has been working through the decking for months.

If your neighborhood was hit in the last 12 months, an inspection costs you nothing.

Free post-storm inspection. No pressure.

Planning to sell your home in the next 3–5 years? Your roof matters more than you think.

APPRAISERS EVALUATE:
- Age relative to expected lifespan
- Visible wear: curling shingles, granule loss, exposed decking
- Evidence of patch repairs vs. full replacement
- Condition of gutters, flashing, and ventilation

WHAT BUYERS AND AGENTS SEE:
- A new roof is a selling point realtors actively highlight
- An aging or worn roof triggers $5,000 to $15,000+ price reduction requests
- A failed roof inspection can delay or kill a deal

THE DFW REALITY:
Buyers in Collin County are informed. They ask about roof age, and insurance carriers are increasingly requiring replacements before issuing policies on older roofs.

A roof replacement before listing often returns 60-70 cents on every dollar spent.

Free inspection. No obligation. Honest answer.

When a roofer offers a big discount, it feels like a win.

Until you find out what was skipped.

Here's what gets cut when roofing costs get reduced — and what it costs you later:

1. Underlayment quality — budget jobs substitute cheaper felt paper. Synthetic underlayment protects your deck far better.

2. Flashing work — the #1 source of roof leaks. Rushing it to hit a price point means water damage in year 2 or 3.

3. Ventilation assessment — improper ventilation can cut a new roof's lifespan nearly in half in Texas heat.

4. Decking inspection — soft spots and rotted wood should be replaced before new shingles go down. Some contractors cover the problem and move on.

5. Cleanup — you shouldn't find roofing nails in your driveway months later.

A lower quote often means something important didn't make it onto your job.

At Best Contracting Services, we provide a written scope of work before anything starts.

Free inspection. Clear estimate. No pressure.

You've probably seen "certified contractor" and "preferred contractor" labels on roofing websites.

But what do they actually mean for your home?

Here's what Owens Corning Preferred Contractor status means — and why it matters before you sign anything:

To earn and maintain this status, a roofing company must:
✓ Hold proper licensing and insurance verified directly by Owens Corning
✓ Complete ongoing product and installation training
✓ Meet consistent workmanship and professional conduct standards
✓ Pass background checks and adhere to a formal code of ethics

What this means for you as a homeowner:
✓ Your roof is installed by a crew trained specifically on Owens Corning systems
✓ Your warranty is protected. Improper installation voids most manufacturer warranties, even on premium shingles
✓ You have accountability. Owens Corning monitors contractors and can pull status for documented quality failures

At Best Contracting Services, we hold this status not to impress you with a badge, but because it holds us to a higher standard on every job in Frisco and across DFW.

Your roof is a 20–30 year investment. It deserves a contractor who answers to more than just their own word.

Free inspection. No pressure. Honest answers.

Not All “30-Year Shingles” Are the Same Roof

The name on the shingle matters, but so does the exact product you choose.

Different shingles can offer different impact ratings, wind-performance specifications, construction and warranty terms. Your home, budget and priorities should determine which option makes sense.

That’s why we don’t believe every homeowner should automatically receive the same roofing recommendation.

We show our customers their options, explain the differences and let them decide where they see the most value.

Replacing your roof with your own money? Ask us to show you the differences between the options before you choose.
