The build isn't what takes forever. The paperwork is. Here's where ADU projects actually get stuck β€” so you can see it coming.

⏱️ The completeness check. California now requires the city to tell you within a set window whether your application is even complete. Sounds helpful β€” but "incomplete" bounces you back to the start, and one missing document can cost you weeks.

πŸ“ Setbacks and the fine print. The state sets the floor β€” 4-foot side and rear β€” but how your specific lot gets measured, easements, and existing structures can all trip a plan that looked fine on paper.

🚰 Utilities and capacity. This is the sneaky one. Sometimes the holdup isn't your unit β€” it's whether the existing sewer, water, or panel can handle it. That's a separate review, and it's where "simple" projects grow a month.

Modular sounds great until the lot says no. Here are the three deal-breakers that stop a prefab unit cold β€” and none of them show up in the brochure.

πŸ—οΈ Crane reach. A modular box doesn't walk into your backyard β€” it flies in on a crane. The crane parks on the street and has to reach over your house to set the unit down. Too far back, too tall a house, power lines overhead β€” and the reach isn't there. That's the one that kills the most projects.

🚚 Access. Before the crane, the truck has to deliver the thing. A modular section is wide and long. Narrow street, tight cul-de-sac, low branches, a hard turn into the neighborhood β€” if the truck can't get it there, the method's done before it starts.

⛰️ Soil and slope. A prefab unit needs a foundation that's ready and level when it lands. A hillside lot, soft or expansive soil, or a spot that needs heavy grading first can cost more to prepare than you saved by going modular in the first place.

Here's the honest part: on a lot with any of these, built-in-place isn't the fallback β€” it's the right answer. Framers and materials fit where a crane and a truck can't.

Both work. Neither is "better." Here's how to tell which one your property is asking for:

Before you fall in love with a floor plan, walk your yard. The lot decides more than the catalog does.

I've watched homeowners pick out the perfect ADU, then find out their property won't take it. Here's what actually calls the shots β€” and it's all decided before a single wall goes up:

πŸ“ Setbacks β€” how close you can build to the property line. State law generally allows 4 feet from side and rear, but that eats into a small yard faster than people expect.

🚜 Access β€” can equipment even get back there? A detached unit needs a path for materials, and sometimes a crane. A fenced yard with a narrow side gate changes everything.

πŸ”Œ Utilities β€” where's the sewer line, the panel, the water main? The distance from your existing hookups to the new unit is real money. Close is cheap. Far is not.

🌱 The ground itself β€” slope, soil, drainage, and what's buried out there. A flat, open lot is a different project than a hillside.

I’ve been having a lot of fun lately creating things and exploring what’s possible with AI. Let me know what you think of these clips β€” especially the last two.

Those last two are actually tied to something I’ve been thinking seriously about.

After nearly five decades in construction, I’ve realized that a lot of what I’ve learned over the years needs to be shared β€” not just about how to build something, but about what happens between homeowners and contractors before, during, and sometimes after a project.

So I’m exploring an advisory side to my business designed to help both homeowners and contractors.

I’ve written extensively about the contractor/homeowner relationship, where it goes right, where it goes wrong, and how many problems could have been avoided with better information and communication from the beginning.

I’d really like your opinion on this direction.
