Redoing a courtyard is one thing. Doing it while the building around it stays fully operational is another.

At eBay's San Jose campus, our team demolished 8,500 square feet of old concrete hardscape and excavated 3,500 square feet of landscaping while protecting the existing trees on site. From there we rebuilt with 4,200 square feet of decorative concrete flatwork in an autumn beige salt finish, 1,000 square feet of pavers in a running bond pattern, and 2,200 square feet of IPE wood decking, plus new planter walls and underground drainage throughout.

The catch: strict noise compliance limited our working hours each day, and the whole job had to hit 100% completion in 40 days. We hit it.

For Swift Real Estate Partners in Pleasanton, CA, our team handled nearly every phase of construction. Clearing and grubbing 170,000 SF of existing sod. Excavation, grading, and 2,200 LF of underground storm drain. Baserock, curb and gutter concrete, and asphalt paving across the entire site.

From there, we added lighting, fencing, and 97,000 SF of irrigation and landscaping, finishing with pavement marking on every new asphalt area.

Planning a large paving project comes with more decisions than most people expect.

It starts with knowing your site. Potholes, cracking, and drainage issues determine whether you're looking at an overlay, a repair, or a full replacement. From there, budgeting has to go beyond square footage: demolition, grading, ADA upgrades, and tenant disruption all factor into the real cost and timeline.

A 38,000 SF structural slab starts long before the concrete gets poured.

For the new BMW Dealership and Service Shop in Fairfield, CA, our team began with trenching for isolated footings, continuous footings, and grade beams, forming and pouring each footing to plan. From there, we placed crushed rock, a v***r barrier, and sand across the site before installing the structural slab, including recessed sections for the service bay, elevator pit, and car wash trench drain.

The project also included over 3,600 LF of concrete curb and gutter in multiple profiles, new sidewalks, and truncated dome safety features at 11 locations.
Every layer had to come together precisely to support what's built on top of it.

Pavement doesn't fail overnight. It usually starts small.

Raveling starts when the surface begins to wear and loose aggregate breaks away. Cracking lets water into the base, which weakens everything below. Left unaddressed, that cracking spreads into alligatoring, and eventually the pavement gives way completely into potholes.
Catching these signs early is the difference between a routine maintenance job and a full replacement.

Preventive maintenance keeps roads running the way they should.

For County of Marin Public Works, our team went through several locations applying crack seal, micro surfacing, and slurry seal to pavement that had seen better days. We finished the job with fresh restriping across the streets.

Small maintenance now means fewer costly repairs later. That's the whole point of a project like this.

33,000 square feet of concrete doesn't get poured without a plan.

For Mercedes-Benz of Palo Alto, our team started below the surface, laying 4" of crushed rock and installing a slurry over a v***r barrier to keep moisture out of the concrete for good.

From there, three different slabs came together. A 24" mat slab formed and reinforced first. A 5" topping slab poured and saw cut on top of it. And a lightweight mezzanine slab, complete with three sets of stairs and a concrete curb.

Every layer had a job to do. That's what a pour like this takes.
