Upon reviewing this panel, I discovered numerous issues, but what really bothered me was the ground not even under the terminal. Not to mention, this work was done by a well-known company. This highlights the importance of permits and being present during inspections to ask questions and ensure the work is actually being checked.

This photo shows the top of an electrical meter where the main wire from the street enters through an overhead service. The connector is designed for wet locations, but ironically, it always leaks. We use duct seal to prevent water entry and it's highly effective. However, it's not a permanent fix, and when you see it looking like this, it means water is seeping into your electrical panel. Fortunately, it's an easy fix if you know what to look for.

Here's a blast from the past - old cloth wiring used from 1920-1960. The problems? No ground wire and the cloth disintegrates, leaving live copper exposed. Replacing it is best, but not always financially possible. To make it safer, I used liquid electrical tape to revive the cloth and soldered the splice for good measure. 😜

This client's A/C unit burnt out. Upon further inspection, the HVAC technician discovered an electrical issue. The new unit also required a larger wire and breaker. While replacing the disconnect, I found the original electrical problem that caused the burnout. The original installer had put a screw through the wire, which slowly caused damage over 20 years!

Got lucky with this one and was able to only replace the guts. This saved the client thousands, fixed the problem, and will allow them to sell the house a lot safer!

This client's breaker kept tripping. Upon inspecting, I found 3 breakers loose in the panel. One breaker was from a different manufacturer and didn't fit. The other two were too rusty. Don't neglect your electrical panel - it's the heart and brain of your system! Check yours regularly or hire a pro 😀. Stay tuned for the cleaned-up version!

This client gave me a heads up about a friendly fox that greets her at the front door. It joins her and her dog on walks. Freaked me out a bit lol.

My client's smoke detectors in her addition were always working, but one day they stopped cold. I searched every nook and cranny and found a fishy coiled up wire in the attic that was never connected - surprise, surprise. I ran a new wire to connect it to the smokes, which now has to be blue to identify it as 14/3 wire.

I copied this info from Google, but I'm sharing why I won't work in homes with this panel. It's a safety risk to me, my clients, and their property.

Federal Pacific Electric (FPE) Stab-Lok panels were installed in millions of homes from the 1950s-80s. They're known for failing and potentially causing fires. The panels and breakers had falsified safety testing data and lost their UL listing. Replacement is recommended due to the risk of electrical fires.
