Waymaker Land Advisors & Surveyors Most land divisions go sideways before a stake hits the ground—no one asked the right questions. Waymaker fills that gap. Strategy before surveying.

With 18 years in surveying, Cody Musick helps families, landowners, attorneys, and heirs find clarity.

Meet CJ Lawton, Survey Technician.

CJ joined Waymaker in February 2026 after leaving a career in banking for work that was more hands-on. He found it in the field. He likes the variety of the job: new places, new people, and complex boundary questions to work through. One of his proudest moments so far was creating his first survey map entirely from data he collected himself.

A few things to know about CJ:
- He's originally from Jackson, Wyoming, and now calls Fredericksburg home with his fiancée and their dog.
- Off the clock, he's skiing, hiking, camping, or planning his next trip outdoors.
- He's a former marathon runner and brings that same discipline to his work.
- He believes good client service comes down to attention to detail and making sure every client gets the value they deserve.

CJ values the friendships built on this team, and he sees the land we care for today as part of what we leave for the next generation.

And if you ever see his hat come off in the field, now you know who to ask.

Please join us in congratulating our leader Cody Musick!

We are proud to share that Cody has been selected to serve on the 2026–2027 Board of Directors for the Texas Society of Professional Surveyors (TSPS)!

For Cody, land surveying has always been about more than property boundaries and measurements. It's about solving problems, serving landowners, mentoring the next generation of surveyors, and protecting the integrity of a profession that plays a vital role in land ownership and development across Texas.

Those who know Cody know that his commitment to this industry extends well beyond the work we do at Waymaker. He believes in sharing knowledge, investing in people, and helping move the surveying profession forward.

We couldn't be prouder to see him bring that same passion and leadership to the TSPS Board of Directors.

Congratulations, Cody! Your Waymaker team is proud of you, grateful for your leadership, and excited to see the impact you'll continue to make across Texas.

We also extend our congratulations to the incoming TSPS officers and fellow board members. Here's to a great year of service and continued progress for our profession!

Most landowners assume the old fence marks the property line. That assumption causes a lot of trouble.

Fences go up for all kinds of reasons. A rancher ran one along the easiest ground. A previous owner built around a creek or a rock outcrop. Nobody checked the deed. Decades later, that fence gets treated as the line, until a sale, a new fence, or a neighbor's survey shows it's off.

Before you build or replace a fence:
- Get a boundary survey and have the corners marked.
- Compare the survey to where the existing fence sits.
- Talk to your neighbor before the posts go in.
- Keep the survey with your property records.

Checking the line first usually costs less than moving a fence later.

They bought 80+ acres. They had a vision, a dream, and the resources to start building.

What they didn't have? Due diligence.

No surveyor. No civil engineer. No conversation with the county. Now we're out there doing survey-grade drone mapping and topo work to help them find a way forward.

Before you develop land, do this:

1️⃣ Know what you actually bought: boundaries, easements, deed restrictions

2️⃣ Read the ground: drainage, floodplain, the best building sites

3️⃣ Talk to the people with authority: state and county rules apply, whether you like it or not

4️⃣ Build the right team first: surveyor, civil engineer, and someone who asks the right questions

Doing your homework up front saves you time, money, and energy. Don't go it alone.

📌 Save this for your next land project, and send it to someone who's about to buy acreage.

Texas land is changing fast.

Millions of acres of farm and ranch land are turning into neighborhoods, flood risk is still underinsured, and TREC contracts now ask sellers to disclose groundwater and surface water rights when there's a well, pond, lake, or tank on the property.

If you own acreage, or you're planning to sell, divide, or pass it down, it pays to know exactly what you have: property lines, easements, water, and floodplain.

That's where we come in. Strategy first, surveying second.

And a fun fact for the road: Texas has 322,113 miles of it.

🏆 TEAM PLAYER OF THE WEEK: BRIAN SHORT!

Core Value Unlocked: We Have Each Other's Back!

Meet Brian, our new Field Party Chief and someone who already embodies the heart of a Waymaker!

Brian has a heart of gold and a willingness to jump in, lend a hand, and support his teammates without hesitation.

Sometimes the biggest impact comes from the simplest gestures: recognizing a need and stepping up to help.

That's the kind of team we're building at Waymaker, and we're grateful to have Brian helping lead the way!

Thank you, Brian, for showing us what it means to have each other's backs! 🙌

It's a beautiful Friday in the Texas Hill Country, and our crew is out staking a property line for a new fence.

Now, one look at that old fence tells you something... following it might not be the best plan this time!

That's where a good survey comes in. Before the new fence goes up, we're helping make sure it's built in the right place.

There's something special about working this land. The wide-open skies, the rugged terrain, the history tucked into every property, and the people who love it enough to care for it.

We don't take for granted that we get to spend our days helping landowners protect and improve the places they call their own.

Good fences may make good neighbors, but good surveys help make good fences!

Happy Friday from the field, y'all! We're grateful for another day doing what we love in a place we love. 💙

A little behind-the-scenes from the Hill Country Developers Forum. 💛

One of the most successful REALTORS® in our area recently shared with Cody that the Hill Country Developers Forum was one of the best local events she'd ever attended.

She loved the speakers and the food, but what really stood out was the quality, professionalism, and attention to detail throughout the entire experience.

The communication. The registration process. The email and text reminders. The feeling that everything was thoughtfully organized from beginning to end.

Those are the things attendees experience but rarely see being built behind the scenes.

From the first invitation to the final thank-you, every touchpoint matters.

Our Director of Marketing & Integrations and HCDF Program Director, Emily Read, has been intentional about creating that experience, and it's rewarding to hear that those details made a difference.

Our September Forum reached capacity at 62 attendees, and we closed registration! 🙌

We're grateful to our speakers, sponsors, and every professional who chose to spend the day learning, connecting, and investing in the future of the Texas Hill Country.

Great events don't happen by accident. They're built with intention, collaboration, and a whole lot of attention to detail.

Now we're curious: What's one small detail that made an event memorable for you?

That’s a wrap on the 2026 CHCBR Affiliate Showcase! 🤠

What a day! We spent it with the agents, lenders, title partners, and fellow affiliates who make the Central Hill Country such a special place to do business.

Every conversation reminded us why we love this work: helping families and landowners understand exactly what they have, where it begins, and where it ends.

A few highlights from the day:

📍 Catching up with old friends and making some new ones
🏆 Celebrating our 2025 Affiliate of the Year recognition with so many of the people who helped make it possible
📖 Sharing Cody’s work in LAND magazine—and a few treasures from surveying history along the way
Thank you to the Central Hill Country Board of REALTORS® for putting together another wonderful event, and to everyone who stopped by the Waymaker table to visit with us.

We’re grateful to be part of this community and even more grateful for the relationships we continue to build within it.
And if we didn’t get a chance to connect today, our door is always open. 💙
