Is the lot waterfront or water access? What does the shoreline allow, and which side of the house gets the view? Is it on septic, and where does that put the footprint? We have extensive experience building around the lake and know the regulations that come with it, so those questions get answered before the plans do.

Already own the land? That is the hardest part done.

Before we draw anything, we walk the lot with you and answer the questions that decide the budget. Is it flat or does it have grade? How many trees come down? Crawl space, basement, or walkout? Is there water and sewer at the road, or will it be a well and septic?

Our standard site work already includes clearing up to 10,000 square feet and up to 60 feet of driveway with culvert and fill, so a lot of lots need less than people fear.
