Project Update! The Maryland Deaf Community Center, the very first of its kind in the state, hit a significant milestone this week. The official groundbreaking took place on Tuesday, December 3rd, 2024 and was attended by numerous Frederick officials & dignitaries. ZA+D is honored to be part of the team bringing this impactful project to life!

ZA+D's Abagale Addis, RA has exciting news!

Abbey has worked with ZA+D going on 2 years. Last month, she passed her final NCARB exam to become a Registered Architect in the State of Maryland. We commend her on setting her goal and meeting it! Abbey has been one to take charge and do thorough work on all she is involved in. It was no surprise to us that she would achieve this career goal! es.

Abbey's most current projects include the John R. Webb VFW in Frederick, beginning construction in 2024; 151-153 N Market Street's fire rebuild project, currently under construction; part of our team for both The Junction and Metropointe, large LIHTC projects; Flex Building master planning in Prince George's County and daycare facilities in Frederick.

Abbey joined ZA+D as a Project Manager in 2023. She earned both her Bachelor of Science in Architecture and Master of Architecture from Kent State University in 2015.

Congratulations to Abbey on your achievement!

Brick is going up each and every day over at the Crossroads of Kensington. This project featuring skylights and a signature entry curve is beginning to take shape.

A few brick varieties clad the façade and provide contrast. The building envelope will be complete by the end of September as the site will continue to take shape into October.

Today we recognize Hannah Kaufman Weikel and her 20th year with ZA+D! Her career has spanned multiple office locations, various economic climates, and a large diversity of projects. We thank her for her continued dedication to client satisfaction and quality design! Congratulations on the milestone, Hannah!

Last week, ZA+D led a tour for the AIA PV to Tour two projects in Frederick. North Market Apartments (520 N Market) and the Bernard Brown Community Center.

The group analyzed the barriers of a renovation and new project in a historic district; identified potential resident health factors and design your project to address resident health and well-being using Enterprise Green Communities criteria; explored funding options, such as 9% Low income Housing Tax Credits (LIHTC) and last but not least discussed the importance of community and supportive services and programs.

Today the Bernard W. Brown Community Center is the home of Housing Authority of the City of Frederick Development Office, United Way of Frederick County and YMCA Head Start.

Special thanks to Cole with IHA and Becky Wallace with Housing Authority for taking part of the tour and allowing access.

On July 23rd, 2024: ZA+D joined the momentous ground breaking for the Overlook East project. The two new buildings and historic rehabilitation project is located at the prominent corner of Carroll Creek and E Patrick. As the City representatives remarked at the ceremony, this location in the heart of downtown and being near transit will be impactful to many.

The project began outline specifications in 2019 and was able to break ground 5 years later. Construction is anticipated to wrap up in the Fall 2025.

ZA+D wanted to share Bruce Zavo's involvement with the recently finished Brunswick Welcome Arch.

In a letter addressed to Bruce from the Chairman of the Brunswick Main Street Design Committee, Dr. Wayne Allgaier: "I know that hikers, bikers, and campers from the C&O Canal towpath will be impressed by this imposing Welcome Arch." Bruce Zavos was heavily involved in the Frederick Arts Council, one time serving as the Chair, and in his capacity as a volunteer designed the arch. Along with donated expertise from Adtek Structural Engineering, the team spent much time in design and coordinating the final install. It is satisfying to see the time and effort come to fruition.

The Welcome Arch is positioned within view of a ZA+D project, Railroad Square, set to be completed in 2024.

ZA+D was pleased to receive two honors at the Annual FCBIA Awards of Excellence, a spectacular and fun evening for the office.

Black Flag Social House won Honorable Mention in Commercial Design & Architecture, the interior fit up that was completed earlier in 2024.

Cain Commons was the winner of the Best Multifamily Design & Architecture Award. This project was several years in design and wrapped up construction in 2023, showcasing a more contemporary design approach to creating a senior apartment next to an existing church.

A view from the top floor burned out window at the corner building of 2nd and Market Streets. Project is beginning to take shape with roof trusses to be installed in about a month.

The building suffered a tragic fire in August 2022 and was once home to Tiara Day and The Record Exchange. The multi phase project will be weather tight first and have shell improvements prior to interior update.

Continuing our deeper dive into ZA+D's interior office projects, in 2024 we wrapped up the Total Environmental Concepts, Inc (TECI) space.

The 14,000+ SF space features a large board room, two warehouses, many interior offices and a large staff pantry area. Click to learn more and see other photos from the project.

The ZA+D team visited our Railroad Square project in Brunswick, with the masonry well underway! The new construction portion of the project will receive brick veneer, continue to have HVAC and sprinkler work installed.

The historic component in the Mommer's Building will finish their concrete footings and begin framing.

The property is a 43 unit apartment building, situated near the train station, will be a central location for Brunswick.

Last week, Mission First and St. Anne's Episcopal Church led the Ribbon Cutting for the newly opened Cain Commons. ZA+D has been involved in the project since 2016 and was thrilled to be part of the festivities to welcome residents and stakeholders alike.

Cain Commons is, a 76-unit, 4-story apartment building developed by St. Anne’s Community Development Corporation and Mission First Housing Development Corporation (Misson First) for seniors age 62+ located in Damascus, MD. Completed in September of 2023, its striking modern design on top of a hill looking over the countryside, reflects its tranquil setting adjacent to the existing St. Anne’s Episcopal Church. The development supports the mission of the church creating an aging-in-place community suited for the needs of seniors.

The design team, seasoned with affordable housing experience, consisted of Zavos Architecture + Design, Bowman, Wolfman and Associates, MHG, and Pando Alliance. Mixing more traditional lap siding in country red with sleek paneling for most of the elevation, the modern building engages in a dialogue with the neighboring 1962 modern St. Anne’s Church.

Site work is a go over at Overlook East, at 423 E Patrick Street. The project has frontage along Carroll Creek. The project kicked off in March 2024 and is set to be complete in early Fall of 2025.

The project will ultimately encompass two buildings housing 79 units along with 6 historic rehabilitation apartments in the adjacent building fronting Patrick Street.

ZA+D is looking forward to kicking off the build with Contour Construction on the John R. Webb Veterans of Foreign Wars Post 3285.

Only a stone’s throw from their current address, the new 9,000 SF building includes first floor program areas, such as flexible meeting rooms, private offices, dining, bar, & kitchen facilities, as well as basement storage. An outdoor deck wraps three of the building’s four exterior sides and looks out to future pavilion and memorial garden areas.

ZA+D began design in early 2023. Construction is anticipated to kick off in Spring 2024, with completion targeted for early 2025. ZA+D is both thankful and proud to provide design services for those who serve and protect our great nation. Thank you for the 3rd year running to show interested High School students what a live project and job site is like. Each year we go out to the site it has been in various stages (design, initial demolition, construction). Next year, Phase 1 will be complete and Phase 2 will be in the midst of construction.

We are truly lucky to have a community in Frederick where this programming can be put on year after year. Students asked great questions and who knows, may be the future designers and builders of our City.
