Bates Architects appreciated the invitation to join Lincoln Elementary and their 300 families at their annual Encore Night on Tuesday. It was the official unveiling of ‘Bernie’s Bench,’ which was a multi-year project spearheaded by BA’s Forrest Popkin. The painted bench honors a well-loved custodian who had passed away.
As quoted in the FCPS All-Stars News Article a few months back, “it is important to teach kids that architecture is a group effort between designers and creators and that they have to work together to create the vision. Popkin says it’s vital that students learn that architecture has to be embodied in a physical space.”
The event allowed both Mr. Day and Mr. Popkin to explain the project to parents and interact with students who had taken part in the project, eagerly looking for where they had signed.
The bench lives in Lincoln Elementary School’s main lobby, a double height space where all students pass through to their classrooms. It can easily fit 3 elementary schoolers at a time to connect to their community and make new friends.
BA would like to recognize Lincoln Elementary’s Art Teachers Ms. Presnell and Ms. Bittner, FHS Wood Shop Teacher Mr. Day, FCBIA’s donation of materials and coordination, and the countless others who could make this a reality.

We’re excited to share that Tifany Manion is taking on a new role as our Office Finance Administrator!

Tifany has spent the past few years helping run and grow a family business, where she wore many hats—managing operations, keeping finances organized, and finding better ways to keep projects (and people) on track. That hands-on experience gave her a deep understanding of what it takes to keep a business running smoothly day to day. “Working in a family business taught me how much every small detail matters. I’m excited to bring that same teamwork and problem-solving energy here and keep helping the company grow.”

In this new role, Tifany will be handling our office finance and administrative systems, supporting leadership, and helping make sure everything behind the scenes runs efficiently.

AYSE Resturant makes its long awaited opening in weeks! BA was the Architect of Record on this renovation of an existing vacant restaurant space on the ground floor of this office building in the King Farm in Rockville MD. The restaurant has been expanded, the kitchen modernized and the dining room and bar have been given a bright new look. Expect the amazing menu from the original AYSE as well as new and exciting tastes from the Mediterranean.

The Puerto Rico Distillery (PRD) project in Brunswick, Maryland, recently received final site plan approval from the Frederick County Planning Commission. This approval paves the way for PRD to begin the renovation and occupancy of the building, transforming it into their new distillery.

The new facility will significantly boost PRD's production, warehousing, and distribution capabilities. Additionally, the property will accommodate a second tenant: a local non-profit organization will utilize space for their offices and storage.

Bates Architects LLC has been instrumental in the project, developing the design and plans for the shell renovation, securing final site plan approval, and now progressing to the interior fit-up. We anticipate enjoying PRD's Pitorro, or Sugarcane Moonshine Rum, in early 2026.

The structure is up at REVO Development's 19,500 square-foot retail building as part of the Linganore Town Center (LTC) right next to the newly opening Weis Market! Bates Architects is the Architect of both the base building and the tenants within. The steel-framed building will house various retail tenants and is designed to align aesthetically with neighboring structures using complementary exterior finishes including masonry veneer, fiber cement siding, and glass storefront elements.

Bates Architects LLC is excited to announce the Brunswick Planning Commission approval of the new Frederick Primary Care Medical Clinic in Brunswick Crossing. This is a very exciting project which will bring high quality medical care to the Brunswick Crossing neighborhood as it continues to grow into a thriving community hub and resource for the greater Brunswick area. The building will house Frederick Primary Care with medical office space for lease to others as well once complete.

The approved design includes building elements rooted in the culture of Brunswick. Arched industrial style windows and strong brick elements are like those seen around the Brunswick Historic Downtown. The project has a focus on environmental and social sustainability by way of planned installation of solar panels, inclusion of native and non-invasive plantings in the site landscaping. The location will allow excellent pedestrian accessibility to the clinic and new adjacent pocket park for the use by Clinic staff and the greater Brunswick Crossing community.
