Thinking about adding an ADU to your property? Now may be a great time to explore the possibilities.

Massachusetts has made Accessory Dwelling Units (ADUs) easier for homeowners to pursue, and in July 2026, the state launched a new statewide ADU Incentive Program designed to help homeowners determine whether an ADU is feasible for their property and navigate the process.

ADUs can be a smart way to get more from the property you already own. They can provide independent living space for aging parents or adult children, create opportunities for long-term rental income, support multigenerational living, or simply give your home more flexibility as your needs change.

Under Massachusetts law, qualifying ADUs can generally be built by-right in single-family residential zoning districts and may be up to 900 square feet or half the gross floor area of the primary home, whichever is smaller. Local building, septic, health, and dimensional requirements still apply.

Whether it’s a detached backyard cottage, garage conversion, addition, or space incorporated into your existing home, Ten Point Construction can help you explore what’s possible and turn that opportunity into a thoughtfully built, functional living space.
