🏠 New Roof, Old Flashing?

One shortcut we see fairly often in roofing is crews reusing old flashing during a roof replacement. This can violate building codes and, when done improperly, lead to leaks.

We found a good example of that on a recent inspection. The flashing around this attic vent was deteriorated, missing in some areas, and poorly installed, leaving gaps where water could reach the wood underneath - you can even

If you're getting your roof replaced, make sure new flashing is included in your contractor's scope of work! It's an important detail that's easy to overlook if you aren't a roofing contractor.

Sometimes the biggest roofing problems start with the way the house was designed.

This chimney sits right where two roof sections come together, creating a dead area where water and debris have nowhere good to go. Over the years, that has contributed to serious deterioration of the surrounding fascia, soffit and siding — and has even created openings where animals may be getting into the structure.

We're currently working on a plan to replace this roof, repair the damaged wood, and most importantly, correct the drainage around this chimney so the same problem doesn't happen again.

A new roof isn't much good if you recreate the same problem underneath it.

If looking at this made you think, "that doesn't seem right," you'd be right on the money.

This homeowner already paid someone to address this area — and unfortunately, they paid for it twice. The original work leaked, the contractor came back to “fix” it, and this is what was left behind.

The step flashing along the brick was improperly installed and essentially relies on exposed sealant to keep water out. There’s no proper counterflashing, and step flashing was pieced together across the headwall where continuous flashing should have been used.

Caulk is a great supplement to a properly designed flashing system. It is not a substitute for one.

We earned the opportunity to repair this one today, and next week we’ll be tearing out the failed work and rebuilding the area correctly so the homeowner doesn’t have to keep paying for the same problem.

Old satellite dishes can be a leak waiting to happen.

Most are mounted with large lag screws driven straight through the shingles and into the decking, with sealant doing most of the work to keep water out. As that sealant ages, small leaks can develop and eventually rot the decking around those penetrations.

Removing an unused dish is a good idea, but it isn’t always as simple as pulling the screws and filling the holes. Done properly, it may require replacing shingles, underlayment, and damaged decking.

The best time to remove one is during a roof replacement. If we’re replacing your roof, we’ll remove and dispose of any unused satellite dishes free of charge.
