Hardwood in a North Texas slab house is a decision, not an upgrade.

Four things actually matter here, and none of them are what a showroom talks about. Slab movement, because our clay soil moves more than most of the country. Kids and dogs. Resale in your specific zip β€” a Southlake buyer and an investor want different floors. And what happens when a supply line lets go at 2am.

Judged on those four, here's the honest ranking.

Kids, dogs, or a rental: luxury vinyl plank, every time. LVP isn't a compromise anymore. The good stuff is genuinely hard to tell from wood and it survives a leak.

Bathrooms and laundry: tile. No argument.

Resale-driven remodel in an older home: engineered wood.

Solid hardwood on slab: only with a proper subfloor system and your eyes open.

The mistake we see most is running one material through the whole house to save money, then replacing the bathroom floor two years later anyway. Continuous flooring is a look, not a rule. Transitions are cheap. Tearing out a failed floor is not.

Four payments. Deposit at signing, which covers materials and mobilization. A draw at rough-in, after inspection passes. A draw at substantial completion. Final at punch sign-off, after you've walked it with us.

Every percentage is written into your contract before you sign it. Not discovered halfway through.

Here's the part worth paying attention to: when someone asks for 50% before a tool comes off the truck, they're financing their last job with your money. It's the most common way a Fort Worth remodel goes sideways, and it's avoidable in one conversation.

We're publishing ours because it cuts both ways. You can hold us to it. You can also hold your next contractor to it. And we lose the ability to move the goalposts mid-job, which is the point.

Ask whoever you're hiring for theirs. If they won't put a draw schedule in writing before you sign, you've learned something worth more than the estimate.

Three bids: $18,000. $31,000. $52,000. Same kitchen.

Only one of them is lying.

The cheap one isn't cheaper β€” it's smaller. Everything that isn't written in it shows up later as a change order, and by then you have no leverage.

The expensive one is padding for chaos it expects. Look for a contingency allowance billed as used. That's a company telling you, in writing, that it doesn't know what this costs.

The middle one priced the actual job. Thirteen line items. A draw schedule. And an exclusions page β€” which is the part that tells you somebody actually thought about it.

You can do this yourself in sixty seconds. Count the line items. Hunt for the word allowance. Find the payment schedule.

If all three are missing, the number on the front isn't the number.

Want your kitchen finished before Thanksgiving? This is the week the math still works.

Two weeks for design and selections. Layout locked, cabinets specified, every finish chosen. Nothing gets ordered until this is done and nothing gets built until it's ordered. This is the stage people underestimate β€” indecision here costs more days than any trade does.

Two weeks for material lead time. Cabinets, tops, tile, appliances. Semi-custom can run longer, and one backordered item holds the whole schedule. We order everything before demo starts. That isn't caution, it's the only way a date holds.

Six weeks to build, buffer included. Demo, rough-in, inspection, drywall, paint, flooring, cabinets, tops, fixtures, punch. Plus a real week of slack, because something always moves.

Start the first week of September and you finish with room to spare. Start in October and you're hosting in the dining room.

Thanksgiving is November 26. Ten weeks out, and the calendar doesn't negotiate.

Before you do the same: keep one tub in the house if you have small kids or you plan to sell to a family. Everywhere else, the tub is storage for shampoo bottles you don't use.

Same bathroom. Keller versus Fairmount. The price difference isn't the finishes.

Access. A 2015 Keller build has an attached garage, wide halls, and room to stage materials inside. A 1926 Fairmount house has street parking, narrow doors, and everything carried. Demo debris out by hand adds a day, sometimes two. Labor is the largest line on any bathroom, and access is what moves labor.

What's in the wall. Newer build: PEX or copper, grounded circuits, standard framing. Older home: galvanized or cast iron, knob-and-tube, true dimensional lumber. One is a swap. The other is a replacement. You cannot price this from a photo, and anyone who does is guessing with your money.

Subfloor and permits. Slab-on-grade versus pier and beam with a plank subfloor that needs underlayment, leveling, and sometimes joist work before tile. Historic district review adds calendar time, not just cost β€” and time is a line item.

Anyone who quotes both the same hasn't seen the Fairmount one.

It's 104 degrees in Fort Worth. Do not let anyone paint the south side of your house today.

Air temperature isn't the number that matters. Your siding reads 140-plus on an August afternoon in direct sun, and most exterior coatings spec a maximum substrate temperature around 90. The label is talking about the wall, not the weather.

What failure looks like: paint skinning over before it can level, leaving lap marks. Poor adhesion, because it never properly wet the surface. Blistering where trapped moisture expands underneath. Peeling, usually inside two years.

None of it shows up on day one. It shows up the following spring, right around the time the warranty conversation gets awkward.

The two real windows in DFW are March through May, and late September through November. Fall is the stronger of the two β€” lower humidity, longer cure, no afternoon surprise.

The crew that can start tomorrow in August is telling you something. Not that they're available. That they aren't tracking substrate temperature.

Whole-home renovations don't fail on craftsmanship. They fail on sequence.

Demo, rough mechanical, inspection. Skip the inspection here and you'll open the same wall twice. The second time isn't free and it isn't covered.

Insulation, drywall, paint. Paint the walls and ceilings before flooring goes in. Every time. Touching up a ceiling over finished floors costs more in masking than it does in paint.

Flooring, then cabinets, then countertops. Cabinets set on top of the finished floor β€” the other way around is how you end up explaining why the dishwasher can't come out without cutting the floor.

Fixtures, punch, final. Final payment after the punch list closes. Any other order and you have no leverage left.

Save this and use it against whoever you hire. If their schedule doesn't look like this, ask why before you sign β€” not after.

If you have to manage your contractor, you hired the wrong contractor.

A remodel already comes with enough decisions. You shouldn’t also be chasing schedules, asking what happens next, tracking down your crew, or finding out about change orders after the work is done.

A good DFW remodeling contractor manages the project for you.
