Realtors: today's cold front is a reminder that fall weather still has a say in North Texas deals. Between the heavy rain on Oct. 1 and gusty fronts like this one, a roof can show up on an inspection report even when the home looked fine at listing.

When that happens, the option period clock is already running. Total Roofing Systems has been doing fast roof inspections during buyers' option periods since 2020.

• Call or text us the address and the option period end date.
• We get out quickly and look at the roof ourselves.
• You get photos and a plain-language write-up to share with your buyer or seller.

We're local and here to help across Fort Worth, HEB, and nearby.

This summer was a hard one on North Texas roofs. We went from July to the Oct. 1 storms with almost no rain, and highs are still near 90 this week. That kind of heat dries out asphalt shingles over time.

For roofs that are aging but still in good shape, roof rejuvenation is worth asking about. It's a plant-based treatment, made from soybean oil, that soaks into the shingles to help bring back flexibility and help hold the granules in place.

Not every roof qualifies. We look at the roof first and tell you straight whether rejuvenation makes sense, or whether repair or replacement is the better call.

Wondering about yours? Give us a call or send us a message.

A cold front is expected in DFW on Friday, with highs dropping from the low 90s into the 70s and north winds gusting as high as 30 to 35 mph. A lot of wind trouble on a roof starts with something loose on the ground, so a few minutes in the yard before Friday goes a long way.

Before the wind:

• Close and tie down patio umbrellas.
• Anchor trampolines and light furniture, or move them inside.
• Put trash and recycling bins in the garage or against a wall.
• From the ground, make sure satellite dishes and other roof fixtures haven't worked loose.

After the wind, stay off the ladder. If you're worried about something up there, give us a call and we'll take a look.

Another week in the 90s is a good reminder to check the small parts of your roof, not just the shingles. The rubber collars around plumbing vent pipes, called pipe boots, take a beating from Texas sun. After a long, hot summer they can dry out, crack, and pull away from the pipe, and that's one of the most common places we find slow leaks.

What to look for from the ground:

• Find the pipes sticking up through the roof, each with a rubber or metal collar at the base.
• Look for cracks, gaps, or a collar that looks split or shrunk.
• Watch for stains on the ceiling below a bathroom or kitchen.

Use your phone's zoom from the yard. No ladder needed. If something looks off, snap a photo and send it our way.

Realtors: the option period moves fast, and a roof question can come up along with the rest of the inspection report. If it does, a roofing contractor can take a closer look and put what they find in writing for your buyer and seller.

• Share the inspector's roof notes and photos when you call.
• Give us the property address and the option period end date.
• We'll explain what we see in plain language so everyone can decide next steps.

Not every aging roof needs to be replaced. For qualifying asphalt shingles, roof rejuvenation is a professional service designed to help restore flexibility and support granule adhesion, so the shingles you already have can better handle Texas sun and heat.

Years of heat can leave the asphalt in shingles stiffer and make granules easier to lose. Rejuvenation is a penetrating treatment, not a paint or cosmetic coating, and it's one way we help protect and maintain a roof, not just replace it.

Every roof is assessed first. It isn't the right fit for roofs with active leaks, wet decking, missing or badly curled shingles, or significant hail or wind damage. Those need repair or replacement.

Curious whether your roof might qualify? We're local and here to help across Fort Worth, HEB, and nearby.

Mild, dry weather makes this a good time to look at the trees around your home. Branches that hang over or touch the roof can rub the shingles in the wind and drop leaves and twigs into valleys and gutters.

• Walk the yard and look up at any limbs close to the roof.
• Aim for a clear gap between branches and shingles.
• For large limbs, hire a licensed tree service rather than climbing up yourself.

Sunny day after a rainy weekend? Good day to look up. A few quick checks you can do from the ground:

• Ceilings: look for new stains or damp spots.
• Gutters and downspout outlets: look for shingle granules, which look like coarse sand.
• Yard and valleys: scan for debris or anything that looks out of place on the roof.
• Attic: check the insulation for damp spots.

If something looks off, snap a photo and give us a call. We're local and here to help across Fort Worth, HEB, and nearby.
