A roof inspection goes further when you show up with a few notes. You don't need to know what's wrong or get up on the roof. That's our job.

Before your visit, jot down:
• Where you noticed the concern
• Roughly when it started
• Any photos you've already taken from inside or the ground
• Anything you know about past repairs
• The questions you want answered

Save this for your appointment. Please keep insurance and policy details out of the comments. We'll go over them with you at your visit.

Two roofing proposals for the same roof can describe two very different jobs. A lower total might leave out tear-off, use old flashing again, or skip ventilation, and you won't know unless it's in writing.

Before you compare prices, line up each proposal and check:
• Tear-off and disposal
• Decking: what's included, and what extra sheets cost
• Underlayment
• Flashing: new or reused
• Ventilation
• Cleanup and property protection
• Warranty terms and what they exclude
• When each payment is due

If it isn't in writing, it isn't in the scope.

𝐇𝐢𝐝𝐝𝐞𝐧 𝐝𝐚𝐦𝐚𝐠𝐞 𝐜𝐨𝐬𝐭𝐬 𝐦𝐨𝐫𝐞 𝐭𝐡𝐚𝐧 𝐨𝐛𝐯𝐢𝐨𝐮𝐬 𝐝𝐚𝐦𝐚𝐠𝐞. 💰
Every time.
-
Obvious damage gets fixed—you can see it, so you deal with it. Hidden damage gets ignored, because you don't know it's there. And the whole time it's hiding, it's spreading: into the decking, the insulation, the framing.
-
By the time hidden damage finally shows itself, it's not a repair anymore. It's a replacement. The problem you couldn't see is the one that costs the most.
-
Get eyes on it before it becomes the expensive kind.

It traps moisture.
-
Warm, humid air rises into your attic every day. With proper airflow, it escapes. Without it, that moisture sits—soaking into your insulation, your decking, and your framing until mold and rot take hold.
-
The scary part: it happens silently, for years, before you ever see a sign.
-
If your attic can't breathe, get it checked.

Fall asks more of your roof than any other season—leaves, heavy rain, and cooler air all take a toll.

Here are 3 subtle things that cause major issues down the line:
1️⃣ Water backing up under shingles from clogged gutters

2️⃣ Failing flashing around chimneys, vents, and valleys

3️⃣ Undetected attic moisture from poor ventilation

A quick inspection tells you what needs attention now and what can wait. Reach out to schedule a fall maintenance check today! 🔨

𝐓𝐡𝐞 𝐦𝐨𝐬𝐭 𝐢𝐦𝐩𝐨𝐫𝐭𝐚𝐧𝐭 𝐪𝐮𝐞𝐬𝐭𝐢𝐨𝐧 𝐭𝐨 𝐚𝐬𝐤 𝐛𝐞𝐟𝐨𝐫𝐞 𝐡𝐢𝐫𝐢𝐧𝐠 𝐚 𝐫𝐨𝐨𝐟𝐞𝐫. 💰
"Is this number a quote, or an estimate?"
-
They sound the same. They cost very differently. An estimate is a guess that's allowed to grow once the work starts. A quote is a number you can hold someone to.
-
Most homeowners never learn the difference—until the final bill lands higher than the price that sold them. By then, the roof's half done and saying no isn't an option.
-
So ask the question before you sign. And get the answer in writing.
-

𝐖𝐡𝐲 𝐭𝐡𝐞 𝐭𝐞𝐚𝐫-𝐨𝐟𝐟 𝐦𝐚𝐭𝐭𝐞𝐫𝐬 𝐦𝐨𝐫𝐞 𝐭𝐡𝐚𝐧 𝐚𝐧𝐲𝐭𝐡𝐢𝐧𝐠 𝐲𝐨𝐮'𝐥𝐥 𝐬𝐞𝐞. 🔨
It's the step some roofers skip to save a day.
-
Going "over" an old roof—laying new shingles on top of the old ones—is faster and cheaper up front. It's also how you bury every problem underneath instead of fixing it. Rot keeps rotting. Soft decking stays soft. Old damage spreads in the dark, now sealed under a brand-new roof you paid for.
-
A real tear-off strips it down to the deck so we can see exactly what we're building on—and fix what needs fixing before the new roof ever goes down.
-
You can't do it right if you never look underneath.
-

𝟑 𝐪𝐮𝐞𝐬𝐭𝐢𝐨𝐧𝐬 𝐭𝐨 𝐚𝐬𝐤 𝐛𝐞𝐟𝐨𝐫𝐞 𝐲𝐨𝐮 𝐡𝐢𝐫𝐞 𝐚 𝐫𝐨𝐨𝐟𝐞𝐫. 📋
Save this before your next quote.
-
Price is the easiest thing to make look good on paper. These three questions tell you what price can't.
-
1. "Are you licensed and insured—and can I see proof?" Anyone can say yes. Ask to see it. If a worker's hurt on your property or your home's damaged and they're not covered, that liability can land on you.
-
2. "What's the warranty—on the materials, or on your work?" The distinction most people don't know exists. A manufacturer's warranty covers the shingles. It covers nothing if the installation is what failed—and most roof problems are installation problems. Ask who backs the workmanship, and for how long.
-
3. "Is this a fixed quote or a rough estimate?" An estimate is a guess that's allowed to grow once the work starts. A quote is a number you can hold them to. Ask which one you're getting—then get it in writing.
-
Notice the pattern: none of these are about price. They're about who carries the risk—you, or them. And the good ones answer without flinching.
-
Save this. Ask before you sign.

A roof is a 20-year decision. Make it a good one.
-
1. Total cost, not just price. The cheapest bid and the best value are rarely the same number.
-
2. What the warranty covers. Materials AND workmanship—most roof problems start with the installation, not the shingles.
-
3. What's underneath. A new roof is only as good as the deck it's built on, so make sure someone actually looks.
-
4. Quote vs. estimate. A quote is a firm number you can plan around. An estimate can climb once the work starts.
-
5. Who you're trusting. You're buying a 20-year relationship, not just shingles—pick someone who'll still answer in year three.
-
Buy it nice, or buy it twice.
-

Twenty-five years later, we still remember.

We honor those whose lives were taken—the thousands whose ordinary morning turned into a nightmare. And we honor those who gave their lives—the first responders who ran toward the danger so others could run from it.

A quarter century hasn't faded their memory. It never will.

Never forget.

The best time to check is when the sky is clear.

Storm readiness isn't something you handle mid-storm. It's the work you do on a calm day so the next bad one is a non-event. A quick inspection now tells you exactly where you stand—before the weather does.
-
Get ahead of it while there's still time.

𝐖𝐞 𝐰𝐢𝐥𝐥 𝐧𝐞𝐯𝐞𝐫 𝐚𝐬𝐤 𝐟𝐨𝐫 𝐦𝐨𝐫𝐞 𝐦𝐨𝐧𝐞𝐲 𝐦𝐢𝐝-𝐣𝐨𝐛. 💯
What you're quoted is what you pay. No exceptions.
-
Not if we find more damage. Not if the work runs long. Not if something turns up under the shingles that nobody could've seen. The number we give you at the start is the number on your final bill.
-
Most roofers can't say that. We build our whole process around it.
-
What we quote is what you pay.

"𝐈𝐭 𝐥𝐨𝐨𝐤𝐬 𝐟𝐢𝐧𝐞 𝐟𝐫𝐨𝐦 𝐭𝐡𝐞 𝐠𝐫𝐨𝐮𝐧𝐝." 👀
Famous last words.
-
From the driveway, almost every roof looks fine—right up until the day it doesn't. The wear that ends a roof happens up close: cracked seals, lifted edges, granules worn thin. None of it visible from where you're standing.
-
By the time a problem is big enough to see from the ground, it's big enough to cost you.
-
Get eyes on it before it announces itself.
