What Actually Makes a Screen Lanai Last in Florida?

Two screen enclosures can look almost identical on day one. The real difference often shows up later — after Florida sun, heavy rain, wind, and storm seasons have put the structure to the test.

What determines how well an enclosure holds up isn’t just the screen mesh or the appearance of the aluminum frame. A lot of the important work is in the details you barely notice once the project is finished.

It starts underneath the structure. A properly engineered foundation or footer provides the stable base the enclosure needs and may be required even when an existing patio already has concrete or pavers.

Then there’s water management. A properly designed gutter system directs roof runoff away instead of allowing poor drainage to create leaks, noise, or long-term problems.

Above you, support cables and K-braces add structural rigidity and help the enclosure handle wind loads while meeting Florida Building Code requirements.

And even something as small as a fastener matters. The appropriate fastening system is selected around the project design and site conditions, with stainless steel available for coastal or other high-exposure applications when specified.

These details may not be the first things you notice

Not All Screen Mesh Is the Same — Which One Fits Your Home?

When planning a screen enclosure, most homeowners focus on the frame, size, and roof design. But there’s another choice that can completely change how the space feels: the screen mesh itself.

Want maximum airflow and a clear view? Regular Screen 18/14 is the classic, affordable choice for everyday insect protection.

Tired of tiny biting insects? No-See-Um 20/20 uses a finer weave designed to keep even very small bugs out — with slightly less airflow.

Need something tougher? Super Screen is engineered for greater strength and durability, making it a strong option for larger spans and more demanding conditions.

Have pets? Pet Screen is more resistant to scratches and impact, which makes it especially useful for lower panels and screen doors.

Want more privacy around the bottom of your enclosure? Florida Glass is an opaque vinyl screen that also helps reduce wind and ground-level water splash.

And for spaces that get intense Florida sun, Sunscreen can help reduce heat buildup and glare for a more comfortable outdoor area.

There isn’t one “best” screen for every home. The right choice depends on what matters most to you — visibility, airflow, tiny-insect protection, durability, privacy, pets, or sun control.

That’s why choosing the mesh should be part of designing the enclosure, not an afterthought.

Built Big. Designed to Feel Wide Open.

That was the challenge behind Project #4245 in Sanibel.

This waterfront home needed something much bigger than a standard pool cage. The homeowners wanted the entire two-story pool and lanai area protected from insects and debris — but there was one thing they absolutely didn’t want to sacrifice: the view.

So the enclosure was designed around it.

Instead of filling the waterfront side with vertical framing, the design uses 14 Picture View panels to create long, uninterrupted sightlines toward the water. The result is a massive screened outdoor space that still feels surprisingly open.

Behind that clean appearance is some serious engineering: reinforced 2Ă—10 SMB beams, K-braces, support cables, stainless steel fasteners for the coastal environment, a full-perimeter concrete footing, Super Screen mesh, and integrated lighting for evenings by the pool.

And the scale? Approximately 5,016 sq. ft., reaching about 20 feet high.

From the first measurements and 3D visualization to engineering, permitting and construction, every part of this enclosure was planned around the property and its waterfront setting. Once permits were approved, the on-site build was completed in approximately two weeks.

The goal wasn’t simply to put a screen around the pool. It was to protect the space without making the homeowners feel like they had lost the reason they loved the backyard in the first place.

Take a closer look at Project #4245 and see how this two-story Sanibel enclosure came together.

What If Your Patio Could Change in Less Than 30 Seconds?

One moment, your patio is completely open — fresh air, beautiful views, nothing between you and the outdoors.

Then the Florida sun gets too intense. Mosquitoes appear around sunset. Or maybe you simply want more privacy.

Instead of giving up the space, imagine pressing one button and watching a screen quietly lower into place.

That’s the idea behind motorized retractable screens.

When open, the screen retracts into a compact housing and virtually disappears. When lowered, it can transform a patio, lanai, balcony, pool area, or even a garage opening into a more comfortable screened space.

And the system can be customized around how you actually use the space. Choose insect mesh for airflow and visibility, solar mesh to reduce heat and glare, or privacy mesh for greater separation from neighboring properties.

Control can be as simple as a remote or wall switch — or integrated with smartphone and compatible smart-home systems.

We created a complete guide to motorized screens: how they work, where they can be used, available mesh options, controls, installation, and pricing in Florida.

See what motorized screens could change about the way you use your outdoor space.

Hurricane Shutters Aren’t One-Size-Fits-All

When people think about hurricane shutters, they often picture one thing: panels covering the windows before a storm.

But Florida homeowners actually have very different options — and choosing between them involves much more than storm protection.

Do you want shutters that can close at the push of a button? A permanent system that becomes part of the home’s exterior? Something that provides shade and privacy throughout the year? Or a simpler removable solution that stays stored until a storm approaches?

Roll-down, Bahama, Colonial, and storm panel systems all work differently. They vary in convenience, appearance, everyday use, installation, and cost. And the right choice can also depend on what you’re protecting — a standard window, sliding glass door, patio, lanai, or a much larger opening.

There’s another side homeowners sometimes overlook: engineering and permits. Hurricane protection needs to be selected for the property and local requirements, with proper measurements, wind-load considerations, hardware, and code-compliant installation.

We put everything together in one guide — including the different shutter types, what each is best suited for, current price ranges, questions to ask before choosing, and what happens from the first consultation through final installation.

Before choosing hurricane shutters for your Florida home, see how the options actually compare.

Custom Screen Enclosures: Built Around the Way You Live

What should a screen enclosure actually do for your home?

For one homeowner, it means keeping leaves and insects away from the pool. For another, it’s turning an uncovered patio into a comfortable outdoor living space. Someone else may want to screen an existing covered lanai, preserve a beautiful backyard view, or create a large two-story enclosure that feels like a natural extension of the house.

That’s exactly why custom matters.

A screen enclosure can be designed around the architecture of the home, the shape of the backyard, the pool or patio layout, and the way the space will actually be used. Even the screen itself can be selected for different priorities — better airflow and visibility, protection from tiny No-See-Ums, extra durability, more privacy, or reduced sun and glare.

And there’s much more behind the finished structure than aluminum and mesh. A properly planned project can involve 3D visualization, structural engineering, permitting, custom fabrication, construction, and final inspection.

Screen Factory Florida has completed 2,400+ projects across 20+ Florida cities, creating everything from pool cages and screened patios to large custom and two-story enclosures.

The goal isn’t simply to put a screen around a backyard. It’s to create an outdoor space that feels like it was always meant to be part of the home.

Before You Tear Down Your Old Pool Cage, Read This

An aging pool cage doesn’t automatically need to be replaced.

Sometimes worn mesh, a damaged door, or a few problem areas can be handled with rescreening or targeted repairs. But when the frame is badly corroded, sections are bent, the roofline is sagging, or storm damage has affected the structure as a whole, replacement may be the better path.

And replacing a pool cage is much more than taking down the old aluminum and putting up a new frame.

There’s an on-site structural evaluation, design decisions, engineering, permits, removal of the existing enclosure, preparation of attachment points, construction, screening, inspections, and the final walkthrough. Replacement can also be an opportunity to rethink the space — wider views, a different roof profile, better door locations, or a layout that works better with your backyard.

We put together a practical Florida homeowner’s guide explaining when repair may be enough, when replacement makes sense, what the process looks like, how long it can take, what affects cost, and what to ask before signing a contract.

If your pool cage is showing its age, this is worth reading before deciding what to do next.

One Backyard. One Massive Transformation.

At first glance, it looks almost unreal — a screen enclosure stretching across an enormous Florida backyard while still leaving the landscape feeling wide open.

Project #3419 in Thonotosassa was anything but an ordinary pool cage. The outdoor area covers nearly 9,300 sq. ft., so designing an enclosure of this scale meant solving a much bigger challenge: how do you create the protection homeowners want without surrounding the pool with a forest of aluminum framing?

The answer was a custom panoramic design built around the property itself.

A large Picture View section reaching approximately 19 feet high helps preserve the open scenery. A mansard roof creates the height and volume needed for such a large space, while No-See-Um mesh provides an additional barrier against Florida’s smallest insects. Integrated lighting makes the enclosure just as functional after sunset.

Behind the clean finished look is serious engineering — reinforced structural elements, stainless-steel hardware, support cables and details designed specifically for a structure of this size.

The result? A huge protected pool and outdoor living area that still feels connected to the landscape rather than closed off from it.

Project #3419 is one you need to see at full scale. Explore the complete project, construction details, and finished result.
