Owner-Builder Shell Contracting: What to Expect
If you are acting as an owner-builder, shell contracting can be a smart way to get the structure completed by a licensed GC while you manage the interior finishes on your timeline.
Here is how CD5 LLC typically approaches a shell package:
1) Pre-construction planning
โข Review plans, scope, and site conditions
โข Confirm what is included in the shell vs. what you will complete
โข Set a clear schedule and inspection path
2) Permits and required inspections
We coordinate the permits and inspections required for the shell scope so the project stays compliant and moving forward.
3) Sitework and foundation
โข Layout, prep, and foundation work
โข Tie-ins and rough coordination needed to support the shell build
4) Framing and dry-in
โข Framing
โข Roof system
โข Windows and exterior doors
5) Exterior systems
โข Sheathing and weather barrier
โข Siding and exterior finishes (per scope)
โข Final shell inspections and punch list
What you handle as the owner-builder (typical examples)
โข Interior selections and finishes
โข Interior trades and scheduling (unless added to scope)
โข Final trim-out and closeout items beyond the shell
The key to a smooth owner-builder shell project is a clean handoff point, clear scope, and a plan for inspections and scheduling.
