Every project teaches us something new.

🧰 Here are the lessons we’ll carry forward from this one:

🚧 Do not allow clients to skip filling out the finishing spreadsheet.

🚧 Quadruple check shop drawings and ask for revisions to be disclosed in a secondary form such as email. Someone pulled a fast one on me this round.

🚧 Draw a hard line against dead weight. Don't let your contractors slow any part of the process.

🧰 For good measure, some lessons that we always carry with us:

🚧 Cost projections become less relevant as time goes on

🚧 Expect the unexpected

🚧 You can only plan to a certain extent, beyond that, be flexible in your approach and communicate with your client

To be perfectly transparent, I don't recommend purchasing a condo.

However, if you must, then you need to make sure that you understand the buildings history and any ongoing maintenance issues.

⚠️ Remember, you don't just own the condo, you are also responsible for the common area repairs and maintenance and will be assessed annually.

🌇 Always work with a realtor that understands condos and can ask the right questions on your behalf.

🏗️ Do you remember the Surfside collapse? Those structural issues were known before the collapse took place. The buildings tenants, many of whom purchased their condos decades ago, did not have the income to meet the monetary requirements needed to make the necessary structural repairs.

Timeless colors and finishes for this investment rental property in Fort Lauderdale.

Maximizing the appeal and longevity through design is especially important in a home you plan to build for others.

We built and designed this luxury townhome with tenants in mind for one of our investors back in 2020 and are still loving the balance of warm and cool tones, variation in texture, and matte black finishes to give it a polished, modern look.

We use simple strategies to ensure even our most frugal projects are built to be timeless.

Seeing new construction and renovation through to the design phase is incredibly satisfying. The cohesion, fluency, and practicality of a start to finish project can not be understated.
