In March 1992, Bob Ethridge bought White Seal Roofing. Four months later, Hurricane Andrew hit South Florida.

This is a TPO roof installation in progress β€” and if you manage commercial property in South Florida, this system is worth understanding.
TPO (Thermoplastic Polyolefin) is the most widely specified flat roofing membrane for commercial buildings in Florida right now, and for good reason. That bright white surface isn't just for looks β€” it reflects solar heat instead of absorbing it, which can reduce a building's cooling costs by 15–25% in our climate. In South Florida, where a flat roof sits under direct sun for 300+ days a year, that adds up fast.
Here's what property managers and HOA boards should know:
Lifespan: A properly installed TPO system lasts 20–30 years. The key word is properly. TPO is only as good as the seams β€” heat-welded seams done right are stronger than the membrane itself. Done wrong, they're where every failure starts.
Hurricane performance: TPO is mechanically fastened or fully adhered to the deck. When it's installed correctly with the right fastener pattern for our wind zone, it performs well. When it's not, you find out during the first named storm.
Insurance: Many carriers in Florida now require documentation of the roofing system, installation method, and fastener spacing before they'll write or renew a commercial policy. We provide that documentation on every job.
