It's about order, not money.

3 from our new blog I see most in Fort Collins, Loveland, and Greeley:

1. Paint over a stain without finding the water. It comes back and looks like a cover-up.
2. Deep clean but leave the panel and attic blocked. Unable to inspect reads as hidden trouble.
3. Treat recommend monitoring like a demand. Safety and function first, watch-items after.

A half-painted room photographs worse than an untouched one. And MLS photos stick around.

Work backward from photo day. If it won't be closed, cleaned, and touched up before the camera arrives, don't open it.

Realtors, this is the one to send before Thursday photos.

Sellers in Northern Colorado lose ground when they paint first and check mechanicals second.

An inspector opens the panel, not the paint can. Water heater discharge, GFCIs, panel access, those lines carry weight.

Walk mechanicals first, cosmetics second. That order keeps leverage with you.

We put all 10 mistakes in order on the blog:

Follow every downspout to where it ends.

If it ends at the foundation, your gutter is delivering water to exactly the wrong place. An extension that carries it away closes that gap. Simple hardware, easy to see if it worked.

That's the pattern in this week's post. Staining low on siding, damp soil at the wall, paint failing near the ground, it often traces back to grading, gutters, or a sprinkler hitting the house every morning.

Homeowner-scale: extensions, gutter clearing, well covers, aiming sprinklers at the lawn, supply-line hardware.

Specialist-scale: regrading, sumps, drains, foundation cracks. Done wrong those trap water. We arrange the specialist and stay your point of contact.

Almost every expensive line on an inspection report is water in a costume.

Foundation movement. Rot. Musty basement. Stained ceiling. Paint that keeps failing in the same spot. Looks like six problems, often one cause: water got in, or didn't get away.

Sellers patch the stain. The report still notes the stain, and the inspector asks where the water came from.

Easiest head start costs nothing: do the rain walk. During or right after the next storm, boots on, walk the house.

Outside: which downspout overflows or dumps at the wall, where does water pool, are wells filling.

Then basement, flashlight low, corner by corner. New dampness, white chalky bloom on concrete, smell different than yesterday.

Write it down, take photos. That's your list for your agent, for us, or for a specialist.

Next time it really rains, put your boots on and walk your house. 🌧️

Outside first. Which downspout is overflowing? Where is water pooling instead of leaving? Is anything running back toward the foundation? Are the window wells filling?

Then head to the basement, corner by corner, with a flashlight held low. Does one corner smell different than it did yesterday? Any new dampness, staining, or a white chalky bloom on the concrete?

A dry house tells you almost nothing. Nearly every expensive line on an inspection report started as water that got in, or water that didn't get away, and you can't see moving water on a sunny Tuesday. Sellers tend to fix the stain. Buyers pay for the cause.

This week's blog follows the water from the roof all the way down to the foundation. It also covers what's a DIY job and what needs a specialist. Read it here: https://www.marketreadynoco.com/follow-the-water-noco-inspection

Not sure what your house does in the rain? We'll walk it with you. Free consultation, no pressure.

Most expensive inspection findings in Northern Colorado trace back to water. Follow the path from roof to foundation, take the rain walk, and know what to DIY or hand off.
