Crawled under a house down in the Miramont area this morning after the homeowner said they kept catching a musty smell in the back bedrooms but couldn't track down where it was coming from. Got under there and found a good stretch of black mold spread across the subfloor and creeping up the edge of a joist where moisture had been sitting. Damp ground with no v***r barrier is the usual culprit down here - the dirt breathes moist air up into the wood all summer long. Sealed the area off, got the HEPA air scrubber running on negative air so spores don't drift up into the house, treated and scraped the affected framing, and we'll lay a proper v***r barrier so it doesn't just grow back. Tip for homeowners: a musty smell with no visible leak almost always traces back to the crawlspace - that's where it likes to hide. Back to recheck once it's dried out.
