There are many different types of foundations one could build a house on, however, the most common home foundations in Colorado are built using poured concrete walls. They are constructed on either drilled caissons or footers, depending on the soil and topography. They can vary in height from crawl spaces to full basements and beyond. You can even build insulation into the structure by using insulated concrete forms otherwise known as “ICF”. Throughout the US, foundation structures must extend below the frost line, which in most regions in Colorado, is 30 inches (deeper for Mountain towns). Foundations are the conjunction between the supporting soils and the house. They primarily provide support for vertical loads from the weight of the house but help also provide resistance to horizontal forces. Many variables need to be addressed when deciding on your foundation system and in most cases will require a licensed engineer. Variables include geography, soil conditions, loading from structures above, frost depths, decay exposure and others. Next week we discuss and showcase a foundation build on drilled caissons.
