Most people don't think about their metal roof until something goes wrong inside their home.

By then, water has already found its way in — through gaps you'd never notice from the ground.

Here's what we look for during a metal roof inspection:

🔍 Ridge cap gaps — the ridge line is one of the most common entry points. If the cap isn't properly sealed, air and water move right in underneath it.

🔍 Foam closure condition — those black foam closures between the metal panels? They degrade over time. When they fail, they stop doing their job.

🔍 Any place where air moves, water can follow — and what starts as a small gap can quietly damage your attic, insulation, and interior before you ever see a water stain on the ceiling.

This is exactly why we use smoke during inspections — it shows us what the eye can't catch on its own.

POV: You own a metal roof and it’s been years since anyone’s been up there. 👀

Here’s what we’re actually looking for: rust rings forming around exposed screws (a sign the rubber washer underneath is drying out), fasteners backing out from years of expansion and contraction, and aging pipe boots and vent flashing — one of the most common places a leak starts. None of that means your roof is failing. It means it’s due for a look.

Exposed-fastener metal roofs are built to last decades, but the fasteners and seals doing the work up top wear out long before the panels do. Catching it early is the difference between a small fix and a much bigger one.
