Not every roof comes with a history lesson.

We just got our permits and the historic committee approval to re-roof a beautiful old home in one of Dallas’ historic districts. New shingles, better ventilation, and we are finally pulling off that big gaudy globe vent that never belonged up there.

This old roof has so much character. Valleys, angles, and cool faces everywhere you look. When we are done, it is going to be a showpiece that honors the home it sits on.

Dallas Fort Worth, we have got to stop letting people bolt satellite dishes to our roofs.

I mean it. Every one of those mounts punches a hole straight through your shingles, through the underlayment, and into the decking. Every hole is a new door for water to sneak in. That means leaks. That means rot. That means problems you will not see until it is too late.And here is what nobody thinks about. Those dishes are basically kites strapped to your roof. Who is to say the next big Texas wind does not rip one loose and tear a hole right through? Meanwhile a tiny leak underneath is quietly rotting the decking, so when the wind finally grabs it, the whole thing gives.

I am not guessing here. I pull these dishes off and repair the damage underneath them every single week. It is the number one problem I see on roofs all across the metroplex. A hundred percent of the time, that roof mounted dish is causing an issue.

We are in Allen today, and this roof looked perfect from the street. Then we climbed up.

Up top we found damage this family had no idea was there. That is the thing about roofs. What you cannot see from the ground can still cost you at the worst time, and this family is getting ready to sell.

This massive home in Allen looked perfect from the street. The roof told a very different story.

From the ground, you would never know a thing was wrong. I even told the homeowner it was unlikely we would find much up there, especially since this roof is only two years old. Then we climbed up, walked it, and found extensive hail damage all over.

Here is the tough part. Because the roof is so young, they could probably live with it a while. But they are selling. The second an inspector gets up there, they will call for repairs, maybe a full replacement. At least now this family walks into that sale knowing exactly what they are dealing with instead of getting blindsided at the closing table.
