⚠️ SUMP PUMP WARNING — DON’T IGNORE YOUR FLOAT SWITCH ⚠️
This thermal image is a perfect example of why sump pumps need to be checked regularly.
When I walked into the back room of this home, you could actually feel the heat in the room coming from the sump pump. The float switch had become stuck in the ON position, causing the pump to continuously run with little to no water in the sump pit.
The thermal camera showed the pump reaching around 180°F.
Older sump pumps are notorious for float switches eventually sticking either ON or OFF.
If it sticks OFF, the pump may never turn on when the pit fills — resulting in a flooded basement.
If it sticks ON, the pump can run dry continuously, overheat, damage the motor, shorten the life of the pump, and potentially create a serious safety concern.
A sump pump isn't something you want to install and forget about.
✅ Test the float periodically

💧 $7,000 REPLACEMENT… FOR PIPES THAT WEREN’T EVEN CLOGGED. 💧
This homeowner was told by another waterproofing company that their underground drainage pipes were completely clogged and needed to be ripped out and replaced.
💰 Price tag: about $7,000.
Before tearing apart a basement, we decided to actually diagnose the problem.
🎥 We ran a camera through the drainage system.
✅ Pipes were clean.
✅ Pipes were open.
✅ Water could flow through them just fine.
So what was really happening?
The original waterproofing system was a basic setup using waffle-board material that only extended a few inches above the floor. Later, when the basement was framed and remodeled, insulation was installed directly against the foundation wall.
🚫 That insulation was blocking water from traveling down the wall and getting behind the waffle board where it could enter the drainage system.
The drainage system wasn’t failing.
The water simply couldn’t get to it.
🔧 Our repair: Remove the lower drywall, remove the insulation against the foundation, install a proper wall liner up to grade level, direct that liner behind the existing waffle-board system, and reinstall the drywall.
That’s it.
❌ No ripping out perfectly good drainage pipes.
❌ No unnecessary full-system replacement.
❌ No $7,000 bill.
✅ Proper diagnosis.
✅ Targeted repair.

🚨 TOLD IT WAS CLOGGED — BUT WAS IT?
Another company told this homeowner the drainage system was CLOGGED and needed to be REPLACED.
We FLUSHED THE SYSTEM and inspected it with a camera. The pipe was CLEAR, and the water flowed directly to the sump.
The real issue was TRAPPED WATER INSIDE THE BLOCK WALLS that wasn’t being released into the drainage system.

🚨 Why You Should NEVER Pour Concrete in a Basement Window Well 🚨
I see this all the time.
A contractor pours concrete in the bottom of a window well and leaves a tiny drain in the center, thinking it will keep the area cleaner and help water drain away.
Unfortunately, it usually does the exact opposite.
🍂 That small drain quickly fills with leaves, mulch, dirt, roots, and debris. Once it clogs, the concrete bottom has nowhere for the water to go.
The window well literally becomes a fish bowl, filling with rainwater until it reaches the basement window . At that point, the water finds its way into the basement.
A properly designed window well should: ✔️ Have several inches of clean washed stone. ✔️ Include a drain that ties into a reliable drainage system. ✔️ Be easy to clean and maintain. ✔️ Never rely on a tiny exposed drain surrounded by concrete.
This video is a perfect example. One clogged drain and the entire well becomes a swimming pool.
Sometimes the simplest "improvements" create the biggest water problems.

🚨 This is why we diagnose before we sell. 🚨
Another contractor told this homeowner the problem was hydrostatic pressure and recommended installing an interior drainage system to catch the water.
The problem? They never waited for a rain event and never performed a water test to prove that theory.
That's exactly what we did.
As you can see in this video, the water is not coming up from beneath the floor. It's entering through the foundation where the cinder block meets the original stone foundation, traveling down the wall, across the floor of the raised bathroom, and then onto the basement floor.
Had we simply installed a drainage system under the floor, the real source of the leak would have remained untreated.
