Pocket doors are a great way to maximize space, but what happens when the wall cavity doesn’t leave enough room for the reinforcement methods you normally prefer?

On this project, we installed a Johnson Hardware pocket door frame and added the 1515 Ply Package to increase the rigidity of the wall between the pocket door frames. In most situations, our preferred approach is to install plywood directly over the framing system for maximum strength and stability. However, due to space constraints on this renovation, that wasn’t possible.

That’s where the Johnson Hardware 1515 Ply Package came in. It allowed us to reinforce the wall while maintaining the required clearances for the pocket door system.

These are the types of details that often go unnoticed once the drywall is installed, but they can make a significant difference in how solid and durable a wall feels for years to come.

Every renovation presents unique challenges, and choosing the right solution is just as important as the installation itself.

One of the biggest mistakes homeowners make when renovating a pre-war apartment in Manhattan is assuming that everything behind the walls is exactly as expected.

This Chelsea apartment was over 120 years old. Before demolition, the project appeared relatively straightforward. Once we opened the walls and floors, we uncovered significant structural issues that had been hidden for decades.

This is exactly why change orders happen.

In older NYC buildings, there are conditions that simply cannot be identified during a site visit. Previous repairs, aging framing, structural movement, outdated construction methods, and concealed damage often remain hidden until demolition begins.

That’s also why we recommend planning a contingency budget of approximately 20%–25% when undertaking a full gut renovation in a pre-war building. It’s not because we expect problems on every project—it’s because experience has taught us that older buildings often reveal surprises once the work begins.

A successful renovation isn’t about avoiding every unforeseen condition. It’s about planning properly, communicating clearly, and having the flexibility to address issues correctly when they arise.

This kitchen renovation was all about creating something clean and functional without making the space feel flat or predictable. The sage shaker cabinets keep the kitchen timeless, while the patterned backsplash brings movement, texture, and personality into the room.

Paired with quartz countertops, warm hardwood floors, and modern hardware, the final result feels balanced — detailed without being overwhelming.

In our opinion, the best kitchens are the ones that feel practical first, but still have one element that makes people stop for a second when they walk in.

A full gut renovation means starting from the structure and rebuilding the space the right way, not just covering old problems.

In this project, we stripped the apartment down to the studs to address plumbing, electrical, framing, insulation, layout, and finishes from the ground up. This type of renovation gives homeowners the opportunity to completely modernize the space, improve functionality, and avoid hidden issues that often show up later in cosmetic remodels.

In New York City, especially in older pre-war apartments, a true full gut renovation requires proper planning, coordination, sequencing, and attention to detail. From demolition to final finishes, every phase matters.
